Why listing is STILL important in this oversupplied Real Estate market!

Over the last two years the market has been oversupplied with homes for sale.  There are so many houses on the market.  Every time that you list a home you should be spending between $600 and $1200.  The market has slowed tremousdously and here you are with thirty or more active listings.  Soon you have to begin wondering why you are still taking listings.  You lay awake thinking about how you can attact buyers!  Having been in Real Estate since 1985 I certainly know that listing is always a sure thing.  Maybe a necessary evil with necessary being the key word but a sure thing.  When the market picks up again, I will be waiting.  When is it going to pick up!?!?!?!

Well over the weekend the answer to "why list" visited me again.  I got a contract without ever meeting the buyer.  That is right fellow realtors.  Another agent had a buyer and showed them my listing and sold my listing for me.  Meanwhile I also took buyers out and sold one of my listings.  It would have been a good weekend selling my own listing.  Instead it was a GREAT weekend here in Clermont, Florida.  MY new best friend, sold one of my listings for me!  A list/sale and a listing sold.  On yeah!  Listing is here to stay.

Wow, great story!  When the market ever does pick up again, at least you'll already know that you have listings for sale.

Not to mention the fact that you can advertise your listings here on ActiveRain and Localism to boost your business!  Of course we all want to get them sold, but getting listings is a way to increase your exposure online.  It's much harder if you are more buyer focused.

Listings are always a good thing.  If priced right and marketed to where the buyers are (Internet) you will have an army of agents working for you and your seller.

Cheryl - Sounds like a great weekend, indeed.  I'm still a fan of listings and have always seen at least 60% of my business come from listings.  Things are off to a slower start this year, but I'm working hard to build my inventory and get in front of buyers.  We'll make it through.

Lynn, I think that we run the same roads.  My average for listings to commissions have always been at least 60% also.  Some years it runs as high as 75%.  Yes, we will get there.  Nice sharing with you.

Listings are mostly money in the bank although sometimes it takes a while for the home to mature.

LIST TO LAST BABY~ LIST TO LAST!!!

It has been like that since I started in 1987

If you have the listings, you will get the buyers.  I have seen it in all markets even this one!  I have put 3 contracts together just in the past 2 weeks.  2 with buyers of other listings and I sold one of my own!!!  Thats 4 sides and a closing on April 30th.  I also have 2 offers on the table and writing up another tomorrow.   April has been a good month for me and I have been blessed.  Just let the buyers keep coming out as there are some great opportunities out there. Gotta remember though it isn't a done deal until you have deposited your check and it's cleared!!!  Never count your money ahead of time but know there are lots of opportunities out there. You just have to keep a positive attitude and advertising. They will come!
