Do Your Demographics Homework Prior to Buying

Location: Questions Every Renter or Buyer Need Ask

Location, location, location….I’m sure you’ve heard it. Before you buy or rent, the following should be considered carefully to be sure the property you like is ONE you want.

Think about destination: How easy is it to reach those places you frequent: schools, churches, grocery stores, medical care, transportation, and shopping?

Be sure of view: Is the yard appropriate for your activities?  Will new roads or commercial developments be developed?

Dig under surface: Is soil stable? Is property in flood plain? If so, what is the history and what would flood insurance cost?

Understand fine print: If the community has an HOA be sure to review CCRs thoroughly.

Check around the clock: What will the impact of special events such as: local high-school games or in some cases professional events. Will traffic be an issue, etc?  How easy is it to get into and out of the driveway, access main roads, and navigate to freeways.

Be service conscious: What utility services are available? Are rates competitive? Where will you get your mail?

Get to know the neighbors: How will you fit in neighborhood? Are the neighbors welcoming? Are homes well-maintained?

Document your findings for later review: Make a list of the pros and cons for each property so you can compare.
