It is better to be 'seen than heard' when buying a home.

 

A few items are necessary to discuss with buyers prior to walking through a home unless they plan to give away their negotiating power. Too many times I have seen the excitement that comes from finding that special home to be overflowing and very obvious to sellers or listing agents who may be present. 

  • Develop a clear strategy before setting out to view homes
  • When scheduling a showing, request that the owners leave, listing agents too
  • When responding to a counteroffer, keep emotion out of it, be clear and concise
  • Keep your clients from conversing with the owners / listing agent if possible
  • Save the gushing and excitement for after the closing and recording. Then celebrate!

Clients will appreciate the effort that it took to get them that special home at a good price by utilizing your negotiation skills while representing them to the fullest. Excellent communication between buyer agent and clients nets good results more often than not.

Wanda, So critical not to tip one's hand when you find the right home.  Obviously there's a love for the home or the offer wouldn't be written, but the "how bad" part of the buyers wanting it doesn't need to be out there for the other side to use against them.

I try not to say to much when viewing a home.  I want to know how the buyer feels about it and if I am talking I can't hear what they may be mumbling

Bliz, Kind of like having that 'poker face' when playing cards, never let the opponenet know your strategy!

Bill, Mum is the word while viewing a home. I like to sit in the car and discuss in private my clients thoughts, rather than in the home.
