It is better to be 'seen than heard' when buying a home.
A few items are necessary to discuss with buyers prior to walking through a home unless they plan to give away their negotiating power. Too many times I have seen the excitement that comes from finding that special home to be overflowing and very obvious to sellers or listing agents who may be present.
- Develop a clear strategy before setting out to view homes
- When scheduling a showing, request that the owners leave, listing agents too
- When responding to a counteroffer, keep emotion out of it, be clear and concise
- Keep your clients from conversing with the owners / listing agent if possible
- Save the gushing and excitement for after the closing and recording. Then celebrate!
Clients will appreciate the effort that it took to get them that special home at a good price by utilizing your negotiation skills while representing them to the fullest. Excellent communication between buyer agent and clients nets good results more often than not.
