Please Read Your Emails

By
Real Estate Broker/Owner with Franklin Homes Realty LLC

emailYou have hired me to assist you in finding the right home. I have sent you many listings that you've never responded to. Then you send me a request for a property out of the blue and say, "Why didn't you send this to me?" Well actually, I did several weeks ago when it first came on the market. Now, that home is under contract.

You say hubby is afraid of being scammed. So he doesn't open emails, he just deletes them. Well, you're going to have to tell your husband that anything from me or my website isn't spam. And if you want to see homes in a timely manner, you need to view my emails the day you receive them. Otherwise, that perfect house may just slip through your fingers.

Looking at your email once every two or three weeks isn't going to cut it in this housing market. Our housing inventory is low and buyers are just waiting for the right house to come on the market. When it does, they put in an offer before you've ever even seen the listing.

If you want to buy your dream home, please read your emails every day.

I actually have people under 40 that don't use email. I've told them to get use to it, and have their teenagers help them. I follow up the emails with a call. That seems to work, but adds to my work load.

If they are interested in getting a house then they should know that they are going to be getting emails from you and they are time sensitive.

Best to communicate with buyers and sellers in their comfort level whether phone or e-mail.

The only thing I'm not likely to do is use U.S. mail to deliver listing information.

I've actually had that request a few times.

Tammie, Sometimes people are their own worst enemy.  I understand the concerns about infecting their computer, but in general just exercising good precautions should be enough.  And email links are the best for providing home info.

Well said, Tammie.  It's too bad the home they liked is under contract.  But, it slipped through their fingers for failure to check the emails you sent them.  Lesson learned! Good luck with finding them a home.  Well, you don't need luck!  You are a pro at what you do!!  Merry Christmas to you and your family!!!

Hi Tammie - I find it funny that many people don't wantto work with agents right away but like the idea of email. Then they don't look at the properties. Once they lose a house, they will often take your emails a little more seriously.

Hi Tammie, While I can understand that they want to alleviate spam...e-mails from you should not be considered spam when they hired you to help them find a home. Most of our systems from our local MLS and websites where either we've saved a search or they have are all e-mail based as far as I know. Who knows..maybe there is a way to make them text based..and if not perhaps this is something down the line.

It would have been nice if they told you the best way to communicate with them from the very beginning.

Hi Tammie,  That sounds familiar.  I have a repeat customer that is on my automatic search list and they receve many listings as they come out.  I hear nothing and then like you, they want to see something they found on the internet that sold 2 years ago, or something I sent them last  month.

Tammie: Sounds like finding a home is not at the top of their list. Except every now and again. Frustrating to want to help, but they don't help themselves.
