Many homeowners have an idea of what their home is worth and have a pretty good idea, but sometimes they are way out of the ballpark. The truth is, it is worth what a buyer is willing to pay for it and what value an appraiser can justify.
I have seen time and again home owners looking online, talking to friends and family to determine their homes value and time and again getting incorrect information. This leads to overly optimistic expectations and often a bitter disappointment.
At the end of the day, pricing a home for sale too high costs you time, frustration and money and ultimately reduces the amount that you will finally get for your home.
I have told many clients that were misguided on their homes value that I can list for whatever they want, but at the end of the day, we have to have a ready willing and able buyer, when priced too high, no one will even look, and the home must appraise. Secret, rarely (almost never) will an appraiser change their opinion of value once they have submitted their report.
So the moral to the story is to get good information and move forward with the correct asking price to expedite the sale, net you more money and create a great home selling experience.
