It was a fairly slow week in the condo market, with 6 new listings but only one sale. Not even any price changes. Here’s what happened:

New Listings:
Ka’iulani 24 is new priced at $1.495M down from the previous purchase price of $1.7M in 9/08. Puamana 11C joins the active listings with an asking price of $425K after selling in 8/98 as a leasehold unit for $55K. It converted to fee simple in 9/00 for $35,700. This is the first time it’s been listed since being purchased in 98.
Although Cliffs 4204 with a list price of $429K shows as a new listing, it is only because the list agent changed brokerage. This unit has been on the market 99 days and last sold for $300K in 8/12. Hanalei Bay Villas is listed for $699K. It was purchased for $235K in 2/96 and has not been listed since that time.
Villas of Kamali’i 28 is making its first appearance on the market listed at $769K since selling for $690K in 9/04. Pu’u Po’a 106 is back on the market priced at $1.195M. This unit was listed from 12/12 to 11/13 starting at $1.395M and reducing to $1.295M and again from 6/13 to 11/13 when it started at $1.095M increasing to $1.140M. It is an original owner unit which sold for $189,500 in 9/86.
Sales:
Plantation 411 sold for $450K while priced at $475. The seller bought it for $535K in 3/05.

As you can see, there was quite a bit more activity in the single family home market than there was in condos. Overall, however, I think most “buyers” were at the shopping center malls! With Christmas only a few days away, there’s plenty of last minute shoppers out and about. I hope your shopping is done and that you and yours have a very Mele Kalikimaka.
