While year to date (YTD), sales are up by more than 6% in the greater Green Valley/Sahuarita AZ area as compared to the same time period in 2012, sales were down by 5.9% November 2013 as compared to November 2012.  YTD there have been 991 sales as compared to 930 in 2012. 

At the end of November there were 896 active listings as compared to 888 last year at this time. 

The YTD average sales price is showing an improvement over 2012 of 6.16%--$162,290 as compared to $152,870.   However, a signficant portion of this can be attributed to the marked increase in sales in the higher priced homes: $300,000 to $500,000+.  There have been 72 sales in this price range as compared to 53 in 2012.

A great indicator that a market is improving can be seen in the "absorption rate" which tracks the number of months of inventory that are listed in a market at any given time.  YTD through November in 2012 there were 11.37 months of inventory on hand versus 9.74 months of inventory through November 2013, a decrease of more than 14%.
