A picture says a thousand words. Which is good because they don't read

How many times have we heard the expression, "A picture says a thousand words." While we all know it to be true, especially when it comes to real estate, do you also consider the fact that most of the time it's all that we get to say about a home. 

Potential home buyers don't read unless they like the pictures.

Have you ever considered the process that home buyers use to purchase real estate? If you are currently working with any buyers then you know one of the first things that you do is set them up on the MLS so that they automatically receive all the new listings that meet their criteria. As a result, the buyers inevidably begin at the same place. 

They click on the photos first. 

Rarely will you ever have a buyer read all of the information about a listing before they look at the photos. No. Instead it's the other way around. IF the home looks good enough in photos then MAYBE they'll read. MAYBE. 

Face it. They already know that the home fits their basic needs. You've already filtered them based on square footage, price, number of bedrooms and baths. Now they want to know if they like it enough to go see it. If the photos aren't great, then they won't even read a single word, let alone actually take time out of their schedule to go see it. 

So how do you want your Chicagoland listings to look when they hit the market?

This is a great updated bathroom. It's clear that it's new and modern. BUT.... Isn't this still more compelling and luxurious?

Which one do you think buyers will be anxious and excited to see?

What expectation level does it present?

Which one do you think will be worth the asking price in the minds of buyers? 

Do you think one of these homes might get more showings than the other? 

The top photo is a great room. The bottom one is warm and inviting. It's a showcase.

Margaret- you are so right on this one.  If those photos don't "speak" to the Buyer, what's written below them won't matter.

Margaret, what a great improvement you made on this room.  When I looked at the first picture, all I could do is ask myself who on earth would want their bath tub at that odd angle?!

Thanks kathy. It's an automatic response to look the the photos first and read later so we need the make the photos count and make an immediate good first impression

That's funny Marge because when our team was there staging this room we had a lot of conversation about that tub and we all had to get in to see how easy it was to get in and out, needless to say we all ended up laughing. Thanks for your comments

It amazes me to Cari...especially when the first thing a buyer sees now a days is the MLS photos. Thanks for your comment
