Cobble Creek Golf Community in Montrose Colorado .

This is one of 3 Golf Courses in Montrose with another 2 courses within 20 miles for a total of 5.  Cobble Creek got its start in 1999/2000 as a Nine Hole Course. The Clubhouse was a Contstruction type trailer at that time.

Around 2003 the back 9 was finished and opened for play. What was the back 9 was later switched to the front 9 not long after there was 18 holes.  Today the course is a Par 72 6,982 yards from the tips. There are 5 Par 3's 5 Par 5's and 8 Par 4's. 

In about 2009 the Current Clubhouse was completed. It is around 25,000 sq ft in size on 2 levels. With teh Pro Shop and and a nice bar area on the ground floor which is open to the public. The upstairs is a members only area, consisting of a large room for functions, which can be rented by the public for private events. Also upstairs is a fitness/work out area.

Above shows a photo of the first green taken from the tee box.  The Green Fees are very reasonable, ranging from the low $40's to upper $50's depending on whether you walk ride a cart, play in the week or on the weekend. Check availability of tee times by visiting the Cobble Creek Web Site

The course is flat so it is fairly easy to walk it. Remember that we are at 5800 ft above sea level so your ball flies a little further than at sea level.

Cobble Creek is an active community with over 200 homes around the golf course. The homes range in size from 1400 sq ft up to 5000 sq ft.. Re Sale prices for homes are in th eneighborhood of the low $200's to the mid $500's currently, although this number will fluctuate based on market conditions.

There are also areas of townhomes (aka patio Homes) where by for a monthly fee all the landscaping is taken care of, ideal living for the person you likes to be gone in the winter time for long periods. Most of the re-sale townhomes are currently selling in th emid to upper $200's. If you wish you can have a new Patio Home built, during 2013 about 5 new patio homes have been built, prices vary based on size and lot location, but a good starting price would be in the upper $200's for a new one.

In 2013 there were 14 Homes that Sold through the Montrose Area MLS. The lowest priced home to sell was $235,000 at 3718 Lone Tree. The most expensive home that sold was $410,000 located at 3800 Grand Mesa Dr, it was a foreclosed home around 4100 sq ft and backed up to the 6th green.  3 Patio Homes re-sold, the low being $275,000 and the high being $292,000. Average Days on the market during 2013 was 153 Days, average selling price for the 14 properties was $305,127.

Cobble Creek Tip:  Which ever Realtor you use to buy in Cobble Creek, Make sure you know at the start about the various memberships Golf, Social etc.. Some properties have them some don't. it can be complicated, it has been my expereince many realtors are not very aware of all the differences.
