It’s a question I ask when first meeting with prospective Pasadena CA home buyers -- can you describe the things you want in your new home?   Can you describe architectural styles or features you like?   Tell me what attracted you to your present home.

 

Yes, I ask questions about the size and location of their search as well as the number of bedrooms and baths.   Large pieces of furniture that needs to be a part of their new home.

 

I ask these questions to see if they are able to visualize their new home.  Some will say they will know when they see it.  Sure, I understand that concept but in reality most buyers can’t visualize.   The ability to see beyond these things and being able to visualize is important in this market where inventory of Pasadena homes for sale can be quite limited.

Michael,  it is rare to find a buyer with vision.  Most of them want the home to be updated just the way they imagined but there are a few out there who know good structure and layout when they see it.

Michael~ awesome post! It's all about "location & appearance" -I think it is fair to say the "less vision" a potential buyer needs, the better chance the potential buyer buys..."Most buyers like it look perfect, or is it just me that feels that way?

Belinda - even those who say they see beyond some of the factors I mentioned in the post have difficulty with the concept of visualization.  You're spot on when you comment that most buyers want move-in, turnkey homes...and that's fine but their choices will be more limited and there will most likely be more competition.   If a buyer can think beyond the ugly they may be able to get that home.  And isn't that what it's all about?

Joanna - I find it that many people will have definite feelings about what they don't like and that's fine.  Asking about architecture gives me an idea of what they respond to.

Jon - your thoughts are in the same camp as most -- this post could as easily be directed as potential sellers -- buyers can't visualize --- remove that wallpaper, ditch the shag carpeting and update the appliances.....same drill, different audience.

Laura - there's something pretty incredible about having that ugly duckling transforming into a swan.  It's especially gratifying to experience.

Alexandra and Ron - some have an innate talent, others can develop it and well, there are others....who hopefully know where to find people who can assist them with the visualization process.

Jeffrey - I know what you are saying - it's nice to hear feedback from clients who say "I never thought about it in that way".

Debb - elbow grease is a often a great return on your investment as you obviously know so well.   Great work!

Nancy - turnkey and "perfect" homes typically receive the most attention -- look for the proverbial wallflower in the corner for the biggest opportunity.  Nothing against wallflowers....
