Arcadia CA - Woodlands Gated Community

This is a real estate market update for the Woodlands gated community of single family homes in the city of Arcadia.   All statistical information is from our local multiple listing service(mls) as of December 26, 2013.

Woodlands consists of 125 single family detached two story homes built by Greystone Homes in 2002.   

There are four floor plans designed in Spanish, Craftsman and Traditional architectural styles.   The homes range in size from approximately 1830 to 2398 square feet per builder provided information (updated tax assessor reflects larger square footage) with three to five bedrooms and up to three baths.   There is a recreation center with a pool, spa and barbeque area in the professionally managed community.

There are currently no Woodlands homes for sale and one is in escrow - a five bedroom model with a last list price of $684,000.    2013 year-to-date reflects five sales ranging in price from $570,000 to $699,000 with an average price of $633,800(median $630,000).   The average sales price versus list price in 2013 stands at 103.34% as of this date with an average price per square foot of $289.13.

For full year 2012, there was seven sales at Woodlands ranging in closed price from $499,800 to $620,000 with an average sales price of $578,686(median $588,000).  The average sales price versus last price in 2012 was 100.18% and average price per square foot of $252.31.
