Top 5 Things to Prepare for 2014 - Tip 2

Who are Your Buyers? Who are your Sellers? Where do your relocation clients primarily come from?

Who were your clients in 2013. Use this information to help you market to additional prospective clients.Capitalize on this information!!!

Review your clients and sales information for 2013. Maybe you realize the majority of your buyers were looking for homes in the $250-$300 range.

Maybe your sellers all came from a certain neighborhood.

Maybe your relocation clients came from the new Amazon distribution center or the Hospital that is expanding.

This is all valuable information that you can use in targeting your marketing efforts. Marketing is not a shot gun approach. It is a very targeted approach. You get more clients who are closer to making their real estate transaction a reality when you know who you are targeting.

Don't sell "real estate". Sell "real estate in Milwaukee". Better yet, let's sell "Milwaukee real estate in the Manor Estates subdivision". We know houses there sell for between $250-$350. You know the type of buyer or seller from your past clients and you know the basic "type" of client who is in this market. FIND THEM!!!

Create a Facebook page just for the Manor Estates Subdivision and begin building relationships. Go door to door with a card that has the new Facebook information and offer a small token for their LIKE on that page. Give them the benefits of having this page for their neighborhood. We can talk about this later in another post. But there are many benefits to having this page for them to interact on. And, of course, you may use it to showcase your expertise. Get enough followers and you won't even have to maintain the page! SWEET!!!

What else can you learn from your clients? EVERYTHING! If you are doing your job correctly you have taken notes about your clients. Do they have children, pets, hobbies, charities, etc.? Use these notes to maintain a relationship with your client and don't be afraid to ask for referrals!

PS:  Don't forget to ask for their testimonial on closing day. The transaction may not have been calm water smooth, but the closing day is the best day and you are their best friend for making it happen. No better time to ask for that testimonial.Video Tape your client testimonials and post to your website, YouTube and Vimeo for great exposure!

PSS:  Better yet, get your smart phone out and video tape it. Now you have a testimonial for your website AND YouTube! That's just smart business.

Yes! If you didn't use December, January is the next best month to review your year, capitalize on your successes and rev up areas of your marketing plan that may need work or just to keep the flow. This is my favorite time of the year as it is about planning for growth, a timely and well stated reminder!
