I understand sellers wanting to sell in "as is" condition and not have buyers asking for repairs. But if you seriously are not going to make the repairs you need to disclose that you will need a cash buyer. The lender wants the home in a certain condition to make the loan. Generally speaking that means a roof that doesn't leak.
When I called the listing agent to ask about the stain on the ceiling they called back in day and said "it wasn't there when the sellers left". Well, okay, but it IS there now. The next conversation is "well, it must be the pipe with the boot". Um, maybe, but are the sellers going to repair it?
I don't think that damage to the ceiling is going to be getting dry or not continuing any time soon. Please mister seller you need to get a roofer over there right away. It's raining, again.
Then of course was the "new paint and carpet" house. Ewwww. I think they must have left the old pads under the new carpet and they definitely did not clean or dust before they painted. Have you ever seen what looks like 9 years of dust painted over on a baseboard? It's not pretty. And my buyer opened the crawl space door and then made me come look. It looked like they had been throwing all their broken and used up items under the house for years. We could see flooring, a television, toys, a tire and other trash and junk. I am sure the termites will thank you for leaving them the invitation to move in when you moved out. And there might even be something dead under there, the house smells that way.
Sellers, please please just make the repairs. Clean out the crawl space and call who ever you had paint for you and ask for your money back. Apparently they didn't know how to tape things off and cut paint into corners. That job is a mess and caused further damage. Trust me, your house will be more likely to get an offer if you will get make the repairs.
