Why yes I do charge to preview vacant properties. Here's why.

I can certainly give a client a ball park estimate for staging a vacant property for FREE by phone once I get some basic information about the property, however if the client requests an exact proposal there is a consulting fee associated with it that I do charge for. However, this initial fee will be fully credited to a signed staging contract with my company, Home Star Staging.

Some stagers may or may not do this as standard for their policies and procedures but I do and below may help you understand why.

After being contacted recently by an agent I've never met via email regarding staging a vacant home for their client I sent them a response explaining the ball park estimate for FREE and then the procedure and policy should they wish to get the ball rolling on the project for an exact proposal which includes the initial consultation fee (fully credited back to the job remember that?)

I received a reply from the agent on behalf of their clients basically stating that this was a ridiculous policy which "they'd never pay for!"

Here's what I wrote in response to the email:

Just to clarify, the initial vacant preview fee is a fully credited amount to a signed staging contract. 

While I respect your client's decision to refuse the initial (fully credited fee), there are many hours that go into the initial phase of the property preview, staging design, furniture selection and estimating process.  If a client isn't able to understand that at the beginning of the process, they likely aren't going to agree to the budget necessary for the job.

Ball park estimates are always FREE by phone or email and if I know the price point, square footage and style of the home along with whether or not they want full house or key room only staging I can better estimate. However if they decide they want the full bid for the complete job and if I need to physically preview the home, there will always be the initial consulting fee (again credited to the job) for the time involved.

I fully respect the right of anyone to decline my policy, however it's in place for a reason. Here's the main reason why;

I cannot run all over town and keep my current client work load schedule in check to provide FREE consulting services for vacant homes.

Inevitably while I am in the home there are ALWAYS QUESTIONS regarding other items like updates, layouts, "what would you do here?"  you name it, it's a consultation!   If a prospective client cannot wrap their head around the initial FREE ball park estimate(& it's generally spot on within a few hundred dollars give or take) then there's no sense wasting their time or mine.

I am gratefully busy enough in my home staging business with a majority of work being conducted in the occupied homes for sale market, that in 9 out of 10 calls for vacant homes I am usually talking the client out of working with my company due to my policies and pricing structure for the quality of work I demand for my brand and my client's vacant homes.

If you're price shopping, looking for a discount, only need a "couch & a dining table" & say "I don't have much budget" please don't take offense but I'm not right for you.

I fully accept that I am not the stager for everyone and that's perfectly fine with me.  I find that I work with who I enjoy and who values my services and it makes my business and professional life so much richer physically & emotionally which has as much value (or more) than any dollar amount you can place on it.

We have the same policy Karen and it is how we turn 'lookie-loo's' into qualified clients. If someone balks at the initial consulting fee then we probably aren't the right company for them. Great post!

We do not charge for a Vacant Proposal/Preview but we always do give a ballpark estimate and we also do not meet clients at the home. We are in and out in no more than 15-20 minutes. With a team of people we are also able to bid on preview properties based on each of our locations so we typically do not have to travel too far.

You keep your own furnishings inventory right Tammie? Having to work with furniture rental companies to source often takes a while when pieces are out of stock & trying to keep within a reasonable budget and this is after the initial meeting.  I also give a free ball park but if I travel to a home there is always a fee for the time & work. The only difference with a vacant is that it will be credited back to a signed job.  I just don't have the manpower to drive all over town & this almost guarantees a lead that will close in my market.

Absolutely agree with your policy and conduct my business in the same way. Quotes are free, consultations are a paid service. Our results speak for themselves. We are not for everyone, but we are perfect for those that want a professional stager and want results, proven results over time and many times over.

I take no offense to your blog. It has been professionally explained and time is money. Now, on the other hand - if I could charge for working up an estimate (credited back when they hire me), I'd be a much happier person. It takes me 2 appointments, anywhere from 6-8 hours of work/ consultation/ research time to come up with a number, only to find out - I have a church friend I prefer to work with, or there's this agent who will charge me next to nothing. I know you know how I feel.

Karen- I love listening to you present as well as reading your blogs! I presently do not charge for free estimates but really if I seriously think about it - they are not "free" to me with gas, mileage, and time lost! I seriously think I will be changing my free proposals to a small fee that will be credited if I am hired for the job. You just made that click for me! Thanks Karen & hope to see you again soon!

Great post Karen and I know that in Canada this is always a hot topic at any of our RESA or other professional stagers meetups. If someone is just starting out it may be a great learning tool for them to find out just how much time, money and energy it takes for them to do a 'free' consultation. I like to advise that if it is just a 'looky loo' to see what the property is all about AND it fits in with another paid job along the way then it's good experience. However once you are giving any professional advice the money meter starts ticking. If the realtor can send you the floor plan with specs that makes it easier to know how big or small the job is.

I don't charge for a vacant consultation.  No one in our city charges for this.  I don't mind going to the property because it's always a chance to get to know a Realtor that I haven't done business with yet.  I could spend 1 hour of my time setting up and meeting them for coffee, or I could get to know them while viewing a vacant property.  I always look at this as an opportunity to gain new clients.

Dana I totally agree with the learning aspect of offering to preview vacants for no charge for those who need the experience. There is great value in that! When it reaches the point of diminishing returns on your time & close ratio because many price "seekers" are just doing that - looking for the cheapest route, then perhaps the model may change for some.

Sally not everyone here charges for previews either. In fact I'm probably only one of a few.  I offer a FREE ball park by phone and as mentioned once I leave to view the home the clock is ticking HOWEVER that initial preview fee (unless there was a consultation involved as well) is credited back.  This works for me and my business model here in Texas and I have more work most weeks than I can keep up with and to go run out after giving them all the info they need by phone and then after receiving my quote say "no thanks" is not a good use of my time.

Great post Karen. I charge for the consultation as well. I find that I end up giving advice on paint colour, repairs, updates for lighting, etc. so the time spent is not just providing an Estimate but a true consultation.

Holley I charge my standard (up to 2 hr) rate for consulting which $195 for vacant properties.

We all have to have policies in place that work for our own businesses - while this may not be for everyone it works for me Pete!

Bravo Karen! Excellent post!  Stick to your policy - you'll be happier and better off following what you've decided. I think this shows that you are confident and believe in and see the value in what you do for the client.

Because of so much pressure and competition from "newbie" stagers in my area who don't charge for previews, I now charge only if it's not a newly-rehabbed home or the client will want or asks for advice while I'm there on updates, changes, paint colors, etc. -- OR if the property is more than 30 miles away. I also am spending much more time giving ballpark estimates and talking to clients over the phone to make sure they're comfortable with my pricing structure before I waste time travelling and writing up exact proposals only to hear my price is too high!

We charge for vacant home consultations for the same reasons you stated on this article. It takes lots of planning, coordination, time, gas, you name it. After all, if a client can not afford a consultation fee, (CREDITED TOWARDS THE PROJECT) they are not the type of customer I like to do business with.
