Does anyone have any input about leads or floor time.  The question I am trying to get an answer to is this.  If you want to farm your neighborhood, is it better to have your office close to your neighborhood from a sellers standpoint?  Or, do you farm close to your office?  Some say that sellers look at the location of your office to see what area you are involved in.  Most sellers dont even check this.

I have found that sellers prefer you to be local.  Their perspective is that if you are across town then they will not be serviced like they think they should and quite honestly they probably won't!

Most walk in's are from the local area or are looking in the local area.

As far as Farming goes it makes more sense to Farm an area the you know well and that is local to you.

When it come to Sphere of Influenece and Referrals, I do not think it makes a difference.

And customers who have researched you already know who and where you are.

But I would guess that there is a variation between regions and there layout. An half hour drive in the country is not like a drive across a major city.

I think farming would work best in a neighborhood fairly close to your office, as in the same county. I work in Huntsville, but live in a suburb and farm where I live. So far, so good. I would focus on a neighborhood that you really like, that has some activity in recent sales, good turnover and with homes that are least 5 years old. I would also probably figure absorbtions rates for my area and see what price range is in high demand and choose my neighborhood from that figure as well!

I do agree that most walk-ins are local. Best of luck!
