How much would you spend for a tear-down beachfront home in South Maui?
There aren't a whole lot of run down beachfront homes in Kihei and Wailea/Makena, so when one comes on the market it's a great opportunity for somebody to build their own oceanfront dream home.
Would you spend $11.9M for a fixer upper house and cottage with sand out front? A recent closed sale on Keawakapu Beach in Kihei is worthy of a blog post, as that was the sale price. This is prime luxury real estate for those who can afford it. Hey, maybe it's just a year-end tax write off.
3116 S. Kihei Road closed on December 30, 2013 for $11,900,000. after 329 days on market. Down from the original price of $13,900,000. Just a humble 3BD/2BA home and a detached 1BD cottage on .8 of an acre, but it's all about location, location, location.
Now that this South Maui home is off the market, there are only 9 other oceanfront residential listings for sale in the area, ranging from $1,795,000 to $17,500,000. One of them has been listed for over a year, and the average DOM is about 200.
