Plumbing Drain Leak Repair Inside Wall Found

If you call someone to repair your plumbing drain leak in Folsom, you better check that he is licensed and has experience in doing the repair work. We were called out to give a second opinion on the leak. The owners were glad they did!

Folsom Plumbing ContractorFinding a plumbing problem inside this Folsom home involved some conversation with the owner. I like to know things like when does the leak occur? Is it constant? Water use patterns and so on. This all helps in finding that hidden source of water inside the walls and ceilings.

The previous bidder was not a contractor and probably didn’t have a lot, if any, experience in water damage repairs like this. This is not a time to be “guessing” were the leak is. He wanted to tear open the upstairs floor in the bathroom because he said he saw a crack in the pipe under the toilet.

It would have been difficult for the water to get to where it was appearing from the toilet. Logically it did not make sense, so additional information was needed before opening the floor. We narrowed the source down a bit and opened a hole. This hole was not in the exact spot of the leak but it helped. We could see that it was dry above the leak and water was coming out below.

A repair that cost about $700 is much better than the $2000 repair that would not have been anywhere near the problem. The homeowner trusted that the gentleman knew what he was talking about and would have paid it the cost wasn’t so high.

Leaks are always hard to diagnose!  The stain could be here, and the leak from over there!

It can be tricky at times Jay; pulling information from the client and some selective testing can go a long way toward an answer. Of course, the Mighty Mo adds a whole new dimension to the solution.  :)

 We just need to be more focused on getting to the best and quickest solution.

Hi Tom, first of all Happy New Year. One of my biggest repair fears is a water leak - for some reason that puts the fear of God into buyers, they immediately hear "dry rot and mold problem." Often it's neither of those concerns, but you get the idea. Having a trusted and experienced pro to handle the concern, and the repair is worth gold.

Tom, So many people are fooled by contractors that talk a good talk. Most homeowners just don't know. That is why we call a professional. Far too many claim to be licensed when they are not, they are handy men.  This results in bad work that will need to be repaired/corrected and often, it not done timely, will create a disastrous and costly situation.

Finding the leak is the first big hurdle. then comes all the tear out to get to the leaks for the repairs to be made. What a mess it brings.

I just experienced this after an inspection on one of my listings. The owner paid $300 for the leak detection to a company who had the expertise and the equipment, so a whole wall did not have to be destroyed to find it. Leak repairs in a wall is no time for the lowest bidder to find.

Kathleen - I think it is those that knowingly deceive that customer that we need to watch the most, they seem to lie by omission. When asked if they are licensed, they reply "yes" knowing that they do not have the contractors license just a business license.

Funny thing is, I was the low bidder Joe. Knowing what to do can be a lot cheaper than just tearing things apart when it is not necessary.
