Month of Dec. 2013 – Results are a mixed bag, but mostly in the negative territory. Entry-level properties continued to be strong, posting a $166k for the lowest price sold, a 14.5% increase over one year ago. However, all other categories failed to reach last year’s marks. The bellwether indicators of average and median sales prices were down .6% and 1.1% respectively. Volume of units sold was also down to 24 vs. 34 in prior year, a 29% decrease. These results are not alarming, but bear watching in the coming year. There are 26 homes under contact pending close compared to last year’s 31 sales in Jan. 2014
Year To Date Dec. 2013 – The relatively soft performance for the month has not tarnished the outstanding year to date numbers. All categories are up by double digits, with average sales prices up 10.4% over prior year. My year-end prediction of 450 units sold was exceeded by 4 units.
