Real Estate is a competitive occupation, no news there. But I try to set myself apart from my competition by calling my current and potential buyers and sellers at least once a week. Even if I just call to tell them I have nothing to tell them. I'll even e-mail a few and tell them that their listing received no calls this week but had so-many hits on the MLS. To call a buyer or seller just to let them know I'm still thinking about them and I'm still breathing.

 

I have a seller who went under contract today! In 55 days I got the property under contract. (Average in Pueblo is >180 days) He is so impressed with me. But the truth is it could have taken 255 days to get an offer. The seller had this same property on the market for 2 years with another agent and NEVER heard from that agent. His wife has property in the same area. She NEVER hears from her agent either. I went searching for the wife's property listing and can find NO evidence that it has ever been listed, anywhere, at any time!

 

Constant communication might drive some people a little nutty. Calling to tell them that you have nothing to tell them could be considered silly. But I'm going to keep it up. I'm going to get the a aforementioned wife's listing!

Hi Dena - you are known for doing "the right thing" so the extra effort you take does not surprise me. It may, on the other hand, surprise the seller who has had less than stellar response in the past!

Calling to tell them that you have nothing to tell them could be considered silly. It could also be called relationship building or value selling! Good for you!

Dena, so let me get this straight, this Realtor has had this woman's listing for several days/months and you can't find the listing.  No wonder the property has not sold.  This Realtor needs to find another line of work.

I have two houses on the market right now in another state and I rarely hear from my agent. Even though I know the market is tough where the houses are, I'm still mad at her for not communicating with me. Right or wrong... I blame her that they haven't sold, simply because I have no idea what, if anything, she's doing! It's not all that hard to shine in this business... unfortunately. Just pick up the phone and CALL your precious clients so that they know you care about them! Duh!

Dena- The biggest complaint I used to hear as a Realtor, and the reason clients jumped ship to another agent, was "Once we listed with them, we never heard from them". Pretty sad, if you ask me. Glad to hear that you call your clients to tell them nothing! ;)

Dean I agree with you -sometimes a little hand written note - just touching base, nothing has changed, you've had three showings, etc. Everyone likes to see their name on mail that isn't a bill nor junk mail. A nice card, a funny card if you know the person well, etc. One lady I have listed raises dogs. I bought a box of dog note cards -she loves them!
