When it comes to "bang for your buck" nothing beats painting...however, coming in at a close second would be, my favorite improvement...updating the light fixtures.  My experience has been that most sellers never even consider the light fixtures and what an impact they can make.

This is an area where a little money spent can make a huge difference and add tremendous perceived value to the home.

In our condo transformation, we replaced all the fixtures at a total cost of:  $317.00.  This price includes all the lights shown below, plus a bathroom light not shown.

Those lights look great! 

Another consideration is uplighting.  You can get inexpensive canned lights and put them on timers - set them in corners behind furnishings.

Wow!!!!!!!!!! Love the new fixtures.  I always like the look of updated lighting.  You are so right....most people don't look up and notice that their lighting is dated.  They do notice what a great difference the new ones make though.  There are so many nice looking fixtures out today that aren't too expensive either.  Thanks for the pictures!  Looks like you're really making good time on this one.

Lea Ann  Whenever possible I find economical solutions for my clients, however this particular client is my daughter.  We have had a lot of fun and we are shopping today for wall art.  We plan to make something creative.  Thanks for the comment.

Lillianne  Not only forgotten, but sometimes not taken seriously.  I have pointed out the need to update and had the client decide they didn't feel it was necessary.  Sometimes they just don't believe it matters.
