South Pasadena CA Condos for Sale and 2013 Real Estate Market Update
This is a summary of the South Pasadena market update for the condominium segment of the real estate market update. All statistical information is from the local multiple listing service(mls) as of January 5, 2014.
For purposes of this report condos are generally single level floor plans but there are some two level units included. Lofts are not considered in this report. Also those included here have carport or subterranean parking and not private garages.
With its small town charm and tree-lined streets, unique shops and restaurants, well-regarded schools, popular parks/ recreation programs, a highly acclaimed public library and convenient location, South Pasadena is a popular destination for many home buyers. The Gold Line light rail station at Mission and Meridan is not only a great way to commute but also home to the weekly Farmers Market held each Thursday late afternoon.
There are currently six South Pasadena condos on the market for sale ranging in price from $307,000 to $599,000 and two in escrow. In 2013, there were 26 condos sold ranging in closed price from $302,000 to $572,500 with an average sales price of $424,881 and a median price of $429,000. The average price per square foot for the year was $393.45 and the average sales price was 101.01% of the last list price.
In 2012, there was a total of 22 condominiums sold in the city according to mls statistics. The sales ranged in price from $110,000 to $580,000 with an average sales price of $379,909 and a median sales price of $370,505. The average sales price per square foot was $330.80 and the average sales price was 98.5% of the last list price.
