It’s always fun to see the extremes in a real estate market. Not unexpected, the least expensive homes sold were condos, but all of them were short sales. Livermore takes the prize for the least expensive in the Tri Valley as a region, but it was also the smallest home at just 1 bed/1 bath. Of the most expensive homes, only the one in Livermore sold at list price. Pleasanton weighs in with the most expensive sale for 2013 in the region. Interestingly, none of these ‘extremes’ in terms of prices occurred in the last quarter of the year. Important to note that in some cases, the short sales actually were listed in 2012, but didn't close until 2013. And our market heated up drastically during 2013. (Did not include mobile homes in the criteria).
Least Expensive – Dublin
7679 Arbor Creek Circle. 2 bed/1 bath condo. Short Sale. Listed and sold at $199,000 in April.
Most Expensive – Dublin
7821 Galway Ct. Listed at $1,950,000 sold at $1,825,000 in May. 5 bedrooms, 4 ½ bathrooms, just a bit under half an acre. Fabulous views, opulence and an incredible infinity pool.
Least Expensive – Livermore
1087 Murrieta Blvd. 1 bed/1 bath condo. Short Sale. Listed at $68,000, and sold at $84,000. Closed in March of 2013.
Most Expensive – Livermore
7031 Morgan Territory. Listed and sold at $2,750,000. 8 Beds, 9 Baths/2 half baths. 12 car garage. 2 homes on 92 acres (larger home is 10,000+ sq. ft. Smaller home is approx.. 3000. This was also a short sale which closed in February.
Least Expensive – Pleasanton
3490 Norton Way, 2 bed/2 bath condo. Short Sale. Listed at $179,900, sold at $180,000 in August.
Most Expensive – Pleasanton
844 Castlewood Place. Listed at $3,300,000 sold at $3,100,000 in August. Custom home with 6 beds, 6 baths, just a bit under an acre. Home is completely automated with views of the Country Club.
