Should We Price Our Home With Room To Negotiate?

Should we price our home with room to negotiate?Whenever I have a listing appointment in Clarksville TN, I prepare comps to show the seller what the anticipated sales price range will be. I do use a small range of not more than 5% and then based on the seller's needs, time frame and the competition I recommend a list price to the seller.

Then the question comes that I hear on almost every listing appointment. Should we price our home with room to negotiate? It is my belief that if a home is priced correctly and on the value mark that buyers will recognize it and the buyer's agent will let the buyers know. Does that mean the buyer will offer the asking price? Not every time but many times yes, especially if it is a unique property in a highly desirable area without much competition. 

Pricing a home to have room to negotiate is not always smart and can indicate to the buyer that the seller is expecting an over-market price and more than the market will allow or wants the buyer to low-ball him in the first place. These are not generally the case.

But when it is priced right on it says to me as a buyer's agent, the seller means business and expects to get his property sold quickly.  When the right buyer comes along, likes the house and recognizes the value, a sale will likely happen at or near the list price.

Should We Price Our Home with Room to Negotiate? I try to discourage this and stress pricing the home in the range indicated by the market analysis. Overpricing a home can extend market time, discourage buyers, even miss the buyer that would likely be the right buyer for the home. In fact it can cause the seller more frustration is selling with a longer market time and eventually even less money because of these longer market times. The longer a home stays on the market, the more likely a buyer will offer less and less.

Should We Price Our Home With Room To Negotiate? No, just price it right and to sell the first time and get that sold sign up in your yard as soon as you can.

Debbie, I like where you give them a range for pricing. I do the same, but I've never had a seller price their property below the high end of the range.

This is always the expected and dreaded question.  The hard part is they often do not listen when you explain that negotiation room is not always to their benefit.

Great post and well written.  This is INDEED a common issue when taking a new listing.  It's sometimes very difficult or even impossible to get a seller to understand that overpriced homes often don't get many showings.  Without showings, naturally the property will not sell.

I agree completely.  Market knowledge is what the consumer is paying the real estate professional for.  Your honest assessment is the key to getting the home sold quickly.  Wouldn't it be great if the seller always decided to take that knowledge and experience at face value?  We would certainly help the DOM and our inventory levels would diminish.

I shudder when a seller asks to leave wiggle room to negotiate. They understand the costs they will need to pay to close, but still look to maximize rewards, and risk losing a viable buyer because they over-priced the home.

It is a moving target isn't it Debbie?  I can meet with a seller now, and in a few weeks, with more competition, that number can shift.  Best to price in the market at the right price at the time that they are ready to list.  Congrats on the feature.

In our market, over-pricing carries a stiff penalty.  Since the market trends are more active than they have been in the past, it's important to adjust quickly if it becomes apparent that the listing is not generating the type of response that it should.

There are markets in which I will advise that a seller price to allow for negotiation. A sellers' market is not one of those. And greatly overpricing in any kind of market is pretty ridiculous.

I think the market aside, it also depends on how much "room" they want to give themselves. A little bit of room can be ok if the market and comps allow for it, but it's best to keep that margin as small as you can for the best result.

Debbie, I agree wholeheartedly. Price the property to sell in whatever type of market you are in. Who knows, you may end up with multiple offers. I tend to price pretty close to the vest, and I've been known to walk away from sellers who want to tell me how much they want their home priced for. Good post.
