Whenever I have a listing appointment in Clarksville TN, I prepare comps to show the seller what the anticipated sales price range will be. I do use a small range of not more than 5% and then based on the seller's needs, time frame and the competition I recommend a list price to the seller.
Then the question comes that I hear on almost every listing appointment. Should we price our home with room to negotiate? It is my belief that if a home is priced correctly and on the value mark that buyers will recognize it and the buyer's agent will let the buyers know. Does that mean the buyer will offer the asking price? Not every time but many times yes, especially if it is a unique property in a highly desirable area without much competition.
Pricing a home to have room to negotiate is not always smart and can indicate to the buyer that the seller is expecting an over-market price and more than the market will allow or wants the buyer to low-ball him in the first place. These are not generally the case.
But when it is priced right on it says to me as a buyer's agent, the seller means business and expects to get his property sold quickly. When the right buyer comes along, likes the house and recognizes the value, a sale will likely happen at or near the list price.
Should We Price Our Home with Room to Negotiate? I try to discourage this and stress pricing the home in the range indicated by the market analysis. Overpricing a home can extend market time, discourage buyers, even miss the buyer that would likely be the right buyer for the home. In fact it can cause the seller more frustration is selling with a longer market time and eventually even less money because of these longer market times. The longer a home stays on the market, the more likely a buyer will offer less and less.
