Canyon Creek is one of the most desired neighborhoods in NW Austin. It’s a prestigious master planned community that boasts several parks, a Junior Olympic pool, tennis courts, nature trails, top notch public schools, close proximity to our lakes, extensive entertainment and dining options. Canyon Creek offers homes from the low $300,000’s to the mid $500,000’s and includes 2 gated sections offering detached garden/condo home living options.

 

One of the gated communities called the Villas at Canyon Creek by David Weekley Homes is currently building out the last of the 53 detached condos. I’ve separated these out from the resale properties.

 

Active Listings in Canyon Creek

As of December 31, 2013, the inventory in Canyon Creek showed only 2 resale homes on the market and 2 new construction condos of David Weekley Homes (the last ones left). There is less than a two week supply of inventory thus Canyon Creek enjoys a true seller’s market. If you are thinking of selling in Canyon Creek it is an excellent time to get your home listed. Pending Sales in Canyon Creek

There are no pending resale homes in Canyon Creek and 3 new construction condos which demonstrations there were slim pickings for buyers during the holiday season. Many sellers are waiting to put their homes on the market when they are ready to move because they are seeing how quickly homes are selling. Canyon Creek sellers who price their homes to current market conditions are enjoying their best opportunity to sell!

 

Homes Sales in December 2013

Closed resale home sales in Canyon Creek were down 25% in December 2013 compared to December of 2012. Only 3 new listings came on the market at the end of November and those 3 quickly went under contract and closed in December 2013 (2 of those listings were ours).

 

In December 2013 the good news is the few homes offered on market at the end of November received offers and in many cases multiple offers.  The average sold price in December 2013 decreased by 4% however the sold price/sq. ft. went up 6%. The average days on market went down by 95% compared to December 2012! In 2013 the size of the homes offered were smaller by 7%.

New Construction Villas in Canyon Creek

The Villas are almost completely sold out….. just a few are left under construction and only one closed this December!
