Staging FAQ:  I Can’t Afford to Stage my Home. Any Suggestions?

 

Stagers run up against this road block all of the time and the bigger house sadquestion is: Can you afford NOT to stage your home?  

First of all, what exactly is staging?  It’s not just about moving furniture around.  Staging or home styling is more about making sure that a buyer can see all of the possibilities of your property.  It’s making sure that the Condition of your property will not derail the sale or offering price.

So, what can you do if your  budget for this is limited?

1. CLEAN

Yes, and I mean clean as if your favorite aunt called and was on her way to stay with you.  Clean over, under and in between.  Your property cannot be too clean.

2.  REPAIR

Most buyers prefer homes in move-in ready condition.  Many are lacking the time, funds, or desire to have to move into a house and begin repairing items.   Remember- what the buyer perceives as “to do “ projects and the time and expense to complete these will affect the offering price.

paint3. UPDATE

If your budget allows update your builder basic light fixtures, paint, and add updated hardware on your doors and cabinets.

4. Make sure they can SEE the property.

Pack it up - move it out.  Buyers want to see the property, not your things.  They need to be able to see and feel the space.  

~Most of us live with too much or too big.

~Edit furniture that is only there because you own it.  

~Just because a surface is flat doesn’t mean you have to place something on it.

5.  Don’t forget your exterior!

Yes… do all of the weeding, pressure cleaning, pruning, mulching, trimming, and planting that you’ve been meaning to do since you moved in.

Don’t look at it as spending money on a house you will be leaving…. but consider it a small investment in getting your property sold so that you can move on to your new home.

Excellent tips and many sellers are now getting it or at least considering the value of staging....it's a small investment in getting their home sold so they can move on in the next chapter of their life!

It is rare that homeowners of mine don't see the value of staging when I show them concrete evidence of the impact of it.  Having the funds to do it is a real issue for some people.  You've given some excellent advice for those who simply can't afford to go the traditional route.

Kathy, this is a common statement, especially with a vacant home, and they have two house payments.   But, a vacant home needs some warmth.    I have a few items, but there are times a stager is needed!    It is better than a price reduction!

Wayne- So many people think it's going to cost a fortunebut it really doesn't.

 Bobbie- staging, which iscondition, is a very important part of getting your house seen!

Cindy- we live in our homes and see our "stuff" every day and are used to ignoring it.  Thanks for using a Stager.

Dorie- it really is such a small investment to get your property sold. 

Geri= these are items a homeowner can do on their own, and they do!

Joan- absolutely.. when you look at the cost of a reduction, which can be what?  8%, then yes, it's less!

Kristin- anyone can do these!!!

Hi there Kathy, you are spot on as usual. Can a seller afford to lose money by NOT hiring a professional stager? They generally get the money back, and then some, when the home sells for more money - and in less time.

Debb- if you calculate the commission paid, a staging consultation can be around 1% give or take depending upon the list price.  That's a very small investment. 

Sheila- you and I have both seen those houses where there's something on every flat surface you see.  And, thank you. 

Jerry- sellers don't need to break the bank when preparing their house for sale, do they. 

Alexandra- this is so true.  I had an agent tell me that her buyer passed on a house that had everything he said he'd wantedbut just couldn't get past the wallpaper.

Debbie- you know, I'd bet if I ran a survey of agents the first thing they would mention to me about their new seller is that they have too much stuff. 

BARFF- oh my ...... I can see it now... "BARFF & BARFF"  (I'd give you top billing!)

Kathy, I think that one big expense of staging a house is bringing in rental furnishings. If you can use what's in the house with some "editing" and thinning out, staging can be done pretty reasonably.  And you're right, you can't afford not to do that.

Hi Kathy, Very well stated. The idea of any flat surface finds itself covered with things must in the humangenetic make up. I don't ever recall a surface with nothing on it, LOL. That is until I get there and give the orders to pack nearly everything, :-)

Sharon-- it really is.  We are still.... 7 years down the road, still trying to explain what we do. 

Pat- you are so right. The big expense comes when we have to bring in furniture, like a whole bedroom set, dining room table and sofas etc.  

Cheryl- people forget how important a fresh bed of mulch is. 

William- people and flat surfaces!  It's like an affliction. 

Suzanne- you're right. And if they walk in with that list, that means their offering price is usually less.
