And, 5 subdivisions shown below were only down 1% to 2.4%, not serious declines. 

THE POSITIVE HERE IS THAT THE LIST OF WINNERS IS 3 TIMES LONGER THAN LIST OF LOSERS!  

2013 WAS A GOOD YEAR FOR BATON ROUGE ROUGE REAL ESTATE!

While 2013 was the year of the "Sale Pending" sign for Baton Rouge Real Estate, NOT ALL subdivisions and Baton Rouge Homeowners enjoyed increasing home prices or even stable home prices!  I tried to stress to readers in 2013 that just because the media kept reporting month after month increasing number of local home sales, DID NOT mean ALL home prices were increasing.  It's most definitely NOT an evenly spread recovery across ALL of Baton Rouge! And, parts of Baton Rouge still appear to be correcting slightly from post Hurricane Katrina "Bubble".

Below is a recent study I completed on the 2013 Baton Rouge Housing Market for homes located in Baton Rouge itself in restricted subdivisions with over ten (10) sales.  NOTE: % Change From 2012 Is Difference In Average Sales Prices 2012 vs 2013. While some subdivisions may have only decreased by 1%, there were several near -8% to -10% loses  such as Forest Oaks with -8%, Lake At White Oak -9.8%, Lakepark Garden Homes -12%, Reserve At Cedar Lodge -8.8%, Strohmberg Townhomes -8.2% and LSU's DRASTICALLY OVERPRICED University View Condos at -14.4%. In 2012, Strohmberg Townhomes were selling in the whopping high $140's per square foot, which was not sustainable in MLS Area 43 and fell to $141/sf.
