Pine Mill Ranch Location
Pine Mill Ranch is a Master Planned community on 585 acres of land located in the western section of South Katy being it is south of I-10. I personally believe this subdivision is one of those hidden gems of a neighborhood as it seems not many folks have heard of it but I see that is changing. Pine Mill Ranch’s main entrance is located on off of Spring Green Road right across from Silver Ranch.
Pine Mill Ranch like numerous other Katy neighborhoods is physically located in an incorporated area which all have Katy mailing address. The beauty of living in these various neighborhoods as many of these neighborhoods such as Pine Mill Ranch have a small town feel and look to it but are not that far away from Houston. I believe now is the third or fourth largest city in the Nation. My guess is that Pine Mill Ranch is about 28 - 32 Miles almost due west of downtown Houston. I have never checked the mileage from either Pine Mill to downtown Houston.These unincorporated areas in Katy encompass a huge physical geographic area.
Why do so many Folks want to live in Katy and Pine Mill Ranch?
The entire area of the City of Katy and all the numerous Master Planned communities have virtually anything a family would want in terms of Child activities, family events, adult entertainment, shopping, medical facilities, excellent schools, ease of navigating through the entire area, proximity to Houston, employers in the area or are fairly close by, hobbies and sporting events for all ages and the list goes on and on. One of my main themes I write about is the fact that Katy has something for everyone. Pine Mill Ranch is centrally located in the south western section of unincorporated Katy and is a special family neighborhood that is quiet and tranquil. The neighborhood’s design makes it more difficult to navigate if you are unsure where you are going.
What Schools will the Children Attend?
Pine Mill Ranch is part of the Katy ISD system. Residents are currently attending Woodcreek elementary school, Woodcreek Junior High School the brand new Tompkins High School. In my personal opinion, I think Tompkins will be another highly rated High School in the Katy ISD system. An elementary school is scheduled to open in Pine Mill Ranch for the 2014- 2015 (next) school year. School boundaries are always subject to change as Katy ISD is a rapidly growing school district.
Are there New Homes to Buy in Pine Mill Ranch and if so Who are the Builders?
The answer is yes there are new homes available for sale in Pine Mill Ranch. The Builders are Perry Homes and Newmark. A summary of the builders can be foundhere. The homes are mainly two story homes with a few one story homes mixed in for balance. The builders advertise homes start from approximately $314,000 up to over $550,000 for a home on a 80 ft. lot. Some of the new homes available during spring 2014 are not yet or maybe not be listed on the MLS system.
Are ther Resale Homes Available in Pine Mill Ranch?
The answer is yes but the available inventory is still fairly low right but new builds are being added. See my Pine mill Ranch Market report for January 14, 2014.
What type of Amenities are available in Pine Mill Ranch?
Pine Mill Ranch is a family oriented neighborhood that offers many amenities to its residents. The various variety of state of the art facilities include Biking and walking trails, tennis courts, recreation center, spray parks, green belts, community lake and fountains and swimming pools. Pine Mill Ranch is similar to all the other other Master Planned Communities in the area as it has an active Homeowners Association.
