I first talked with the seller in early November about selling his home. He had a list of things to do to finish moving out of it, replace some carpet, do some painting and other odds and ends.
The day before Thanksgiving we put it on the market. He had a few small items to wind up over the weekend to have it look top notch and he did them all. Don't you just love it when a seller takes selling his home seriously? The one request the seller had was that he would really like to see the house sell and close in 2013 so we priced it to attract interest and promote offers.

The country home at 4199 Station Rd, Cunningham TN received an offer on December 1st and with a little negotiation from both sides a contract was bound. Inspections went well and the appraisal came in over the sales price. We were set to close by the end of the month. Sweet!
Why did the buyers like it so much? It sat on over an acre and a half with a view of rolling farmland. It had a swimming pool with lots of decking. There was hardwood and tile flooring and a huge kitchen. Windows across the back of the house shared the view from the comfort of the inside. A full finished basement added a family room, half bath and exercise or hobby room. The location was less than 10 minutes to town. It was all anyone could want.
