Looking to Sell your home in Bucks County PA. Try this next tip to get it sold in the current market and to put it in front of all the other homes that are currently out there. You must make sure you have maximum internet exposure above anything else. 3 out of 4 people will go to the Internet to search for a home before they do anything and if your home is not one they can locate you have just eliminated 75% of the buyer market. Print advertising is only satisfying the Seller and dollar per dollar has one of the lowest returns next to direct mail. I am not saying you do not want an agent who does not have a well rounded marketing plan, but make sure the majority of that plan is around the Internet. No where else can you reach more buyers at one time around the world then the Internet.
The next step is to make sure the listing has quality content and many, many pictures. I am shock to see how many listing on the Internet have horrible or no pictures, which statistically speaking 90% of the buyers will skip right over those listings and never even look at them. Then the descriptions with inaccurate data, spelling and grammar mistakes or very little information. Real estate agents are getting paid very good money and deserve it, but they need to raise the bar and give Sellers what they are paying for and that is to get their homes sold for the maximum price with the terms they are looking for.
Make sure the agent does either pay per click or has a good organic position on the web, otherwise, it is like having a business card and never giving it out. Just because you have it doesn't necessarily mean people know about it. The real estate market in Bucks and Montgomery County PA is not that bad. It just takes a little more time to sell a home and a lot more work, which is why you must do everything possible to stand out from the rest. There is a junior college that have a great music program, Bucks County Community College. I've considered living there but the weather seems too cold. I've been spoiled by California. I was looking for homes in the area and there were some beautiful one to consider.
