Tsawwassen is a beautiful community, and if you're considering buying or selling a Tsawwassen home then you need to be aware of the latest housing market news in this section of South Delta. With the market shifting every month, it can pay to stay on top of things whether you're looking to buy or sell.

Tsawwassen is one of the most beautiful neighborhoods in the Greater Vancouver area and also one of the best kept secrets. Boasting the most sunshine of any area of our rainy Vancouver climate, we only get one third of the rainfall that the rest of Metro Vancouver gets! That in itself is reason to want to move here.

 The overall market for Tsawwassen detached homes is indicating a balanced market for December 2013 at a 16% list to sales ratio or 1.6 out of every 10 homes selling (just a reminder up to 14% is a buyer’s market, 15-20% is a balanced market and 21% and up is a Seller’s market)

 Like any market though, many different factors come into play and it all depends on your price band, area and condition of the home. Like November, everything under $800,000 is still a Seller’s market right now with the price band between $600,000-$700,000 at a 22.2% sales ratio or 2.2 homes out of 10 selling. Everything listed between $700,000-$800,000 is at a 40% sales ratio or 4 out of 10 homes selling which also puts it in seller’s market territory. Of the 2 homes that were listed on the market under $600,000 1 sold making that price band a 50% list to sales ratio.

 

 

With respect to everything above $800,000, only one of those sold last month which was in the 1M to 1.25M price band. Homes are selling on average 4% below list price.

Now let’s break it down by area:

 

Beach Grove: 11 homes listed, 1 of these homes sold.

Boundary Beach: 8 homes listed, 3 of these homes sold

Cliff Drive: 11 of these homes listed, 2 of them were sold.

English Bluff: 13 listed, 0 sold

Pebble Hill: 18 homes listed and 6 of these were sold.

Tsawwassen Central: 9 homes listed and 1 of them were sold.

Tsawwassen East: 9 of these homes were listed and 0 were sold.

 

Buyers should especially look at homes priced between $800,000 and $1 million – sales in these price bands have been especially low over the past month, and buyer’s should be able to command a lot of wiggle room in terms of price and concessions when making an offer. Also, make sure to keep an eye on the neighbourhoods of Beach Grove and 5-6 bedroom properties.
