REALTOR: Also a project manager who manages a team to sell property

My newest client has a lot of things to do to settle his late mother's estate and affairs. Understandably, he would much rather delegate to trusted associates, including me, his REALTOR.

Project Management

Not many people realize that REALTORS are also project managers. It takes a lot of work and specialists to bring a listing to life and on time, and a project manages the process. In this respect, the REALTOR is that project manager.

According to Project Management Institute project manager is the person responsible for accomplishing the stated project objectives. Key project management responsibilities include creating clear and attainable project objectives, building the project requirements, and managing the constraints of the project management triangle: cost, time, scope and quality. 

Here are some of the people on the team for this specific project to prepare a listing for sale in Alameda CA.

Liquidator 

The house was chockful of dated furniture, lamps, pictures, knick knacks, books, lines, etc. which a local liquidator was only too happy to take on consignment. 

inspectors

Home inspector and pest inspector discern the property's condition. They determine what requires immediate attention, and what needs to be monitored. In certain cities, such as Alameda CA where this listing is located, sewer lateral inspections are required to determine whether or not the sewer lateral should be replaced.  

Repairmen

One day after the inspections, the reports were ready. There are a few recommended action items. A trusted repairman will handle.

Cleaner 

The cleaning/maintenance man and I itemized the things that need to be done to clean and prepare the house before the home stager comes in. He will synchronize his timeline with the home stager who will come when the work is done.

Home Stager

Upon viewing the property, and working within a budget, the home stager plans a theme, selects the furnishings, and directs setting up the "set"

Photographer

Day after the staging is complete, the professional photographer comes in. And within two days, I will several photographs to choose from and to upload to the MLS, and I will have my property specific website up that I can promote and link to various other sites.

Printer

And by the time we have the open house, all printed materials will also be ready as handouts.

I had an out of state seller who wanted all the above done, but thought they all should come out of my commission. He didn't want to spend a dime. And he only wanted to list for 3 months.
