Commenting Is Best When It's Reciprocal.

I comment on a ton of posts.  Rarely are comments acknowledged.  That's fine.  The blog belongs to the writer, not the member commenting. 

I don't make "drive-by comments".  I read everything and comment on the content or the message.  That said, after a while, it appears that that member has no interest in comments. So, I save time and, unless the title entices me to read the post, well, no comment.

ActiveRain is my blog network of choice primarily because of the synergy created by comments, public posts, market reports that give me knowledge of other real estate market and the personality of the writer for possible referrals.

REFERRALS.  While comments make ActiveRain expand and members stay engaged, referrals also make the real estate industry expand and profit.

I make referrals to AR members.  I'm not affiliated with any relo company or large brokerage that manages referrals (and charges for them).  So, when I need an agent referral, I go directly to ActiveRain members whom I know from:

Reading their blog posts,
Receiving comments on my posts,
An occasional telephone conversation.

I can remember going from web page to web page looking for referral agents when a former home buyer let me know that they were relocating and could I help them.  "Of course, I can" was my answer and I always did.  That doesn't mean it was always easy.

This post is quite timely.  I've lost count of the outgoing buyer, and a few listing, referrals I've made over the years.  Just this week a former home buyer contacted me about (1) selling the home I sold to them in Lovettsville 4 years ago and (2) relocating to the Orlando area.  The local listing was referred to an AR member and the buying referral will be made to an Orlando area AR member when the buyer's employment plans are firm. 

Why Members Only.  The value of public posts cannot be underestimated.  Over the years, I've contacted members about their a Members Only post wondering why they publish Members Only.  They think about it and really don't have a reason.  When I tell them I'd like to reblog, they often change the category.  If a member prefers Members Only, it's their right. 

Oh well.

Lenn, commenting is surely one of the most important part of being ACTIVE in this community - apart from earning points for comments.

For some posts as member only, I do feel the same way - as I want to re-blog some posts and I see it member only! The only difference is, I just move on to the next.

Looking to AR as a referral source only makes good sense...you may have...or easily can...get to "know" someone from their posts and profile as opposed to a popularity contest on a facebook page or a first come/first serve kind of choice.

Sally and David.  Indeed.  When compared with other sources for individual referrals, it's the best I know.

Anita.  Great idea.  AR is a good way to get to "know" referral sources.

Steven.  I agree and I do it regularly.

Kathy S.  I can't imagine not commenting on one of your posts unless it's a post about a very local business.  You do a good job with them but there's nothing I can offer.

Gene.   A DIALOGUE is just what I seek when commenting or acknowledging comments. 

Anna.  I'm not sure going back after a long period of time is very valuable.  I suspect that a few minutes on a day to day level is best.  When folks need to concentrate on other things it's unreasonable to expect the level of commitment that they can't do.  Your posts are interesting and represent your area well. 

Tom A. THAT is precisely why I comment and comment on comments.  I am grateful for each comment I receive. 

FOR ALL.  I get a chuckle when I receive a comment like "Nice post.  Good luck selling your listing."   I know a few things from that comment. 

1.  They didn't read my post.
2.  They don't know what I do.
3.  They are looking for 25pts.

Sometimes you just have to laugh.

 

 

Richard.  You represent a rather crowd.

Praful.  First thing I do when looking at a Members Only is their status.  If they are not yet a Rainmaker, public posts are not possible.

Laura.  I believe that most do give serious thought to what they write.

Joan.  Means a lot to me too.  It's not always easy, but it's always seemed to be the right thing to do when folks take the time to read AND comment in a meaningful way.

Mike.  THAT is an example of the value of posting and commenting.

Evelyn.  If a post would be harmful to your business, of course, it should be Members Only. 

Mary Y.  Your practice is exactly what I do.  Commenting and acknowledging comments is not only good practice, it's good for our businesses.

Lisa.  My pleasure and thanks for the mortgage updates I receive from you.  They are concise and important for agents to stay on top of the mortgage market too.

Margaret.  I understand that.  I liken those bloggers to royalty holding court.  They are actually, not very helpful. 

Brenda.  Indeed I DO know that.  I help with referrals in my area when the consumer is not looking in my immediate area.  I have good agent referral sources all over this area.

Cheryl.  BINGO!  Referrals has been my business since about 2000.  It works.

Jan.  You zeroed in on why AR is my encyclopaedia for agents and loan officers.

Bill R.  THAT is just what I do.  It doesn't take the time folks who don't want to bother say it does.  It's a matter of understanding and getting to know members.

Tammie.  I'll have to check on pts. to make free Rainmaker.  I thought it was 500,000.  It may have changed to encouraged paying members.  I believe your posts are a valuable example of property posts.

John M.  You are reading my mind.  The Members Only are often Rainers but not yet Rainmakers.  They may be Rainmakers in the future.

Connie.  It's good of you to be helpful.  Most of the requests for help I receive want me to write something for them.  That's just too time consuming.  A five minute conversation is better, but some members just don't want to talk.  Oh well.  YES, My Home page is loaded every a.m. since I usually sign off about 6:00 p.m.  Takes me a while to clear the page.

Lenn, I have pretty much used blogging to connect with clients and just as importantly with other agents across the country and even here in Austin. It's been an excellent way to get to know the agent I amreferring business on a much better level than a string of letters at the end of a name or a profile page making...promises.

I don't do drive by either and in fact after reading some posts cannot think of a reasonable comment so I just refrain until next time.

I try to respond back on most of the comments I receive on posts. Of course, there are times when there's just nothing to say, but "thanks for reading and for commenting." At the end of the day, our business is about reciprocity in all aspects.

I believe that AR is a great referral source.  When you read blogs of others, you begin to know them on a personal and professional level. As a matter a fact, when my parents told me about their plans to one day sell their home in Arlington, VA, and move to Houston to be closer to me, YOU popped up in my mind. They plan on moving maybe within the next 5 years.

Hi Lenn. I saw this post a few days ago, but didn't get to comment. So, I am back, and I truly understand the benefits of commenting and reciprocating back with other members. I may not be as fast as I used to be, but I will eventually get back replying to nearly all commentors to my posts.

Like you, I rarely use Members Only posts, since you can't reblog them. Content rich material is great to reblog, and making it Pubic is the way to go.

Monica.  With the exception of agents in my referral network, I always go to AR for referral agents.
