A Buyer asked "How do I know if this is " THE " House for us?" The simple answer is if you have to ask if the home is right for you, it probably is not. Most buyers fall in Love with a home "on the spot." There are steps to take to make sure the home is within their price range, that they are pre qualified and ready to buy. After those formalities, the rest is up to emotion. Most buyers either "feel it" or hate it. Some Buyer may love more than 1 home and then need to compare the 2 to see which is best.

 

 The Buying process should start with the Buyers finding a GREAT Buyer Broker. One that will guide them through EACH and every step of the Buying process. In NH, that can be me.

 

The next step is to find a local and trusted Loan Officer to pre-qualify you. Your Buyer Agent should have some nice tips of good loan officers in your area.

 

After you have found a GREAT Agent, been pre-qualified, you need to narrow down which homes to see and your adventure is off and running to find your dream home.

 

You should note that Buyers need to choose an agent very carefully. not just any agent will do. Buyers should know that All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest Agent or Company. It is important to Hire the BEST Agent.  1. CHOOSING THE RIGHT BUYER BROKER: As a home Buyer in this market you need every advantage you can to get find, buy and close on your DREAM HOME. It starts with choosing the right agent.

a. Using a Full time agent whose sole job is in Real Estate.

b. Using a Full service agent who will guide you through each step of the BUYING process. Discount brokers often equal discount services.

c. Using a Local agent who knows your neighborhood and is readily available when you need them is a must. Out of town agents can leave you high and dry in your time of need.

d. Using a well experienced Buyer Agent can give you the advantages you need when Buying your home. Not all agents are created equal. Choose only the best..

2. GET PRE-QUALIFIED: Before even looking at a home you should get pre-approved for a loan. Few Sellers will look at your offer without it. Meet with a local and trusted mortgage broker, they can prequailify you at no cost, they will look at your credit plus your financials and let you know if there are any mortgages that you may qualify for. You should then tell them you are looking at bank owned homes so they can provide you with a list of what condition the property needs to be in for you to be able to get a mortgage.

 

IN CONCLUSION: There is a lot of behind the scenes work going on with the purchase of a home. If you did not notice most of these steps, I did a great job. With the decrease in Listings, there is pressure on Agents to provide more service. For agents who have been providing a great service to their clients throughout the last 4-5 years they are being rewarded as home sellers and buyers talk, they let each other know who did the great job or who dropped the ball. As you see it is no accident a home sells. It is through the hard work of the agent.

 

As a consumer you have a choice. Avoid the thinking that bigger is better. You deserve the Best and that is having some one guide you through each step of the Buying process. Good Morning Scott. You never really know what a buyer will buy. You try to bring them to homes that meet their criteria but many times they will be searching the internet and ask to see a property that that falls way outside whet they have said they are looking for.

This is good advice for prospective home buyers. Financial considerations should be at the top of the list and getting pre-approved for mortgage financing should be one of the first steps towards a successful transaction.

Doug that does happen, especially with a shortage of homes for sale insome areas. Most buyers will try that once and then learn quick it is a waste of tehir time and get back on track.

Once a buyer is pre qualified and you preview homes that meet their criteria; they do know when they walk into the one that's for them. Sometimes they pass up a home that meets all their criteria and even fall in love with a home that does not meet all their criteria. You never know!

You can show a buyer homes that are perfect on paper, but they just don't feel like it is the right one. Sometimes, it is necessary to re-assess the must-haves on their list. Great post.

It always amazed me that some can buy a house faster than a pair of shoes. But when a house is right, that's it. It takes an experienced agent like you to make sure it's not "puppy love". It's a very serious process that can have some expensive results if not followed properly.
