Cool weather widget right? Kinda makes you wanna be in Arizona right now - huh Bostonians?

Kinda gets your attention, maybe if you were a buyer you would want to engage with me more?

What if you started to adopt a more systematic approach to marketing to out of state clients that you know buy in your area?

What if you could show a seller that you can drive inbound out of state traffic to their home?

What if you you could do this in less time than it takes to write a blog on AR?

Would you be more successful?

Well you can be...

Let me show you how...

First off using whatever software you use for creating a single property website for syndication of your listings import that into AR and viola you can be an international marketing machine.

So grab your listing and create your blog so we can make it look like this:

Mark Taylor shows us a listing

Once you have decided that your property is best promoted to Californians as in this example you simply follow these steps:

  • contact me if in Arizona for my custom weather widget
  • create your tags for the blog
  • go into the Post To section and select Hyper Local Pages
  • Select the State or Province you want to attract business from
  • If you know the county great if not skip the next localization steps and go straight to
  • Check the box marked Post is a Listing
  • Under AR Topics select consumer home buying (as you want buyers)
  • Post the rest as you would normally and click Post My Blog Entry

Now all you have to do if you want to post in multiple states to attract more customers is copy the blog you just created and start a new blog with the copy.

Here's where it gets to be fun just make sure you change the keywords in the title and throughout the description to marry up to the new location.  For example this blog is trying to attract Californians.  Change the title to 5 bedroom 3 bathroom home in palm valley perfect for Alaskan winter visitors (if Alaska is your audience) and go through the body changing the bolded text to reflect your SEO for the new region.

Tips

Make Sure - to include an idx feed  so potential buyers can get information on similar properties and you can start to build your database of new clients.

Make Sure - to change the text to include the title and new keywords, 25 is optimal for not being seen as duplicate content.

If you do this you can have results that look like these - this is just one page of many pages of results for one listing - what if you did this for all your listings?

one page of many for one listing 200,000 plus hits

We have chilly rain all day today - I don't think I will draw many to my area today....   Thanks for the idea, though!  Maybe tomorrow when the sun comes out again...

Haha, it's -9 degrees right now, but we could use the opposite approach for summer time in Michigan! Thanks for the great idea!  :-)
