This success story is about a home that sold in49617 Michelle Ann in Chesterfield Township MI sold
Macomb County that was NOT a foreclosure and
NOT a short sale.   This well maintained home
was on the market just 79 days – a full 122

less than the average total days on market for
this year in Chesterfield Township.

Several months ago I wrote an article about a wonderful
couple in Chesterfield Township MI who were about to put their home on the market.  In the article I stated that these home sellers should get a gold star for being prepared and doing everything that they could to make sure that their home sold.

The weekend after Thanksgiving this gorgeous home was put up for sale and the
marketing plan that we had worked on together was put into action.

Within a few weeks on the market an offer was received that was not acceptable to
my seller clients and we continued with the marketing with full confidence that it would sell.

After the Christmas holiday season was over and the New Year had started showings on the home picked up considerably.

During the 2nd week of February an offer came in from a well prepared buyer that was accepted.  The buyer of this home was fully pre-approved for a VA mortgage and the buyers agent did an outstanding job for his client.  (The buyer was represented by Tony “Coach Tony” Cullison from the GMAC Kee Group in Clinton Township.)

The appraisal on the home was ordered and that took a bit more time than expected to be uploaded to the mortgage lender, however the only condition on the appraisal was that a pest inspection be done.   (Thank you again to Darrel at Oakland Pest Inspections for his quick response to the order!)

On March 18th a celebration of closing took place at RE/MAX Advantage.  The sellers successfully sold their home, the buyer purchased a wonderful home taking advantage of the VA benefits that he earned, and all parties left the celebration thrilled.

Contrary to what is being touted, foreclosures and “short sale” homes are NOT the only homes being sold in Macomb County.   Buyers are looking for homes that are in great shape and priced well.  Home owners who wish to sell are becoming better educated about preparing their homes for viewing and doing the right things to have a successful outcome.

Mike:   So many sellers feel that can't compete with all of the distressed sales and it is our job to let them know "Yes you can!".  Thanks Mike.

Good morning Kris,

Congratulations on your sale and closing. It really makes a difference when everyone is prepared, does their job and have their act together. It is obvious that both Agents worked well together and communicated during the entire transaction period. Both of you , as well as the seller and buyer are to be commended on a job well done.

Keep up the good work and have a great day!

Kris, congratulations on your closing!  When all parties are prepared and willing to do the necessary work, transactions CAN be smooth and the joyful experience they should be.

Kris--And in many cases, the buyers are more confident that they received an awesome deal from the well prepared seller as the pride of ownership of a well maintained and loved property shows through. Sellers of all kinds make deals on their homes...Foreclosures and short sales are not alway great deals. Thanks for sharing your success story!

Hi Kris,
That is great.  Being prepared makes most everything one does go more smoothly and successfully.  I'm happy for all involved.

Tony & Darcy:  Thank you!  I'll pass along your congrats to the sellers :-)

Nannette:  Do you know how you get the feeling before you start something that it will all work out well?  That's how this one felt, right from the start and that is because the sellers were so well prepared before they even had me look at the home.

Harold:  Thank you so much.  It is a wonderful feeling when everyone does their job and all goes so well.

03/19/2008 05:20 PM by Kris Wales-Macomb County MI Real estate (RE/MAX Advantage 1, Inc.)

Jo-Anne:  Thank you!   It is a good feeling when everyone pulls together.  The sellers were gems throughout all of this.

Lisa:  It was pretty darned nice to not be working with a bank owner this time around also :-)  Thank you!

Teri:  I agree.  The sellers of this home had it pre-inspected and the report was left out with the informational flyers for prospective buyers.  The home buyer saw and appreciated a very nice home that was in move-in condition.  What a nice transaction all the way around.

Cynthia:  Thank you so much.   We read so many negative sales stories in our area, I couldn't resist touting something that happened that went very well and wasn't a foreclosure!
