This success story is about a home that sold in
Macomb County that was NOT a foreclosure and
NOT a short sale. This well maintained home
was on the market just 79 days – a full 122
less than the average total days on market for
this year in Chesterfield Township.
Several months ago I wrote an article about a wonderful
couple in Chesterfield Township MI who were about to put their home on the market. In the article I stated that these home sellers should get a gold star for being prepared and doing everything that they could to make sure that their home sold.
The weekend after Thanksgiving this gorgeous home was put up for sale and the
marketing plan that we had worked on together was put into action.
Within a few weeks on the market an offer was received that was not acceptable to
my seller clients and we continued with the marketing with full confidence that it would sell.
After the Christmas holiday season was over and the New Year had started showings on the home picked up considerably.
During the 2nd week of February an offer came in from a well prepared buyer that was accepted. The buyer of this home was fully pre-approved for a VA mortgage and the buyers agent did an outstanding job for his client. (The buyer was represented by Tony “Coach Tony” Cullison from the GMAC Kee Group in Clinton Township.)
The appraisal on the home was ordered and that took a bit more time than expected to be uploaded to the mortgage lender, however the only condition on the appraisal was that a pest inspection be done. (Thank you again to Darrel at Oakland Pest Inspections for his quick response to the order!)
On March 18th a celebration of closing took place at RE/MAX Advantage. The sellers successfully sold their home, the buyer purchased a wonderful home taking advantage of the VA benefits that he earned, and all parties left the celebration thrilled.
Contrary to what is being touted, foreclosures and “short sale” homes are NOT the only homes being sold in Macomb County. Buyers are looking for homes that are in great shape and priced well. Home owners who wish to sell are becoming better educated about preparing their homes for viewing and doing the right things to have a successful outcome.
