Thank you so much for your input.  I agree with most of what you are talking about.  Trying to pick a specific area to farm should be an important decision.  I am on the thought of giving the farm a good 18 months before I make a decision to change the area.  This is where I am now, making a decision to change.  My office is about a half hour away, but most of the lisitngs I get are a half hour in the other direction, so I do have a wide selling range.  Thanks again for all your help.

Are you saying that you are farming an area that is 30 minutes from where your office is?  I would say that you need to be closer.  People are going to look at that and wonder if you really do know the neighborhood when your office is so far away.  Good luck.

My main farm area is also about 30 minutes.  I picked an upscale area that I have sold in and nobody else has a monopoly in.

Hi Ron,

As I read your post I too was of the opinion your office needed to be closer farm area. However you have obviously done well from your present location. Relocating closer to a mid range may prove to be beneficial from a sales standpoint, however relocation would definitely be cost effective based on todays gas prices.

Hello Everyone.  Thanks for all the great responses.  Although my office is 30 minutes away, I think I can farm my home town more effeciently and with some first hand knowledge.  On my farming material I always have a caption, I know the neighborhood, I Live Here!   Or I know the neighborhood, I lived there.  This does generate some leads but not enough.  Again, thank you for all your quick responses.  Ron B
