Newton Ma Single Family housing report for 2013 shows a vibrant and alive housing market.  There were 650 homes Sold in this community during the year, 650–that is a lot of homes.  Only 130 of them were below a price point of $650,000, leaving 450 above that level.  I had a home in Newton on the market for 9 days with multiple offers and the house going $11,000 over asking price. Newton, like so many cities in the Boston area are often ranked at the top level in the country for desirable places to live.  Milton, Wellesley, Weston, Westwood and Newton are all in the top 100 places to live on many reviews.  Newton has a wonderful school system and is served by 3 types of public transportation making it easy to hassle free commute into Boston for work, shop or play.  Let’s get to the numbers.

Pay attention to the Average List Price and the Days on Market. For the Actives we have a price point of $1,892,707 and 138.8 Days on Market (DOM).  The Under Agreement Listings (UAG) the price point is lower as is the DOM.  No surprise here. Pricing your home properly is the single greatest way to get more money for your home.  NOW, look at the sold homes above the $650,000 price point.  Notice they were on the market for less than 54 days, with an average price point of 1.2 million dollars. Sweet.

This is a lot of homes in the Expired and Canceled buckets. Look at the DOM on the Canceled. This is a very short period of time to allow for your home to be sold properly. If you can not wait for an average period of time, why go through the bother of fixing and preparing your home for sale, let alone going through the process of keeping it clean and neat for the showings.  When you want to get your home sold for the most amount of money in the shortest period of time, work with a professional who has done it before.
