VA FAQ #9 - Should I get a VA Loan Pre-Qualification or VA Loan Pre-Approval?

YES.   You should get a full VA Loan Approval before shopping for a Home when planning to use VA Loan Financing from a Direct Lender that specializes in VA and VA Jumbo Loans, such as VanDyk Mortgage.

Why should I get Full VA Loan Approval vs Pre-Approved vs Pre-qualified?  A VA Mortgage Loan Pre-Approval from a VA direct lender is superior to a simplistic VA Loan Pre-qualification.  A VA Loan Pre-Approval means we have reviewed your documentation, qualifications, credit report, and any special circumstances particular to your situation to ensure that you qualify for a new VA Purchase Loan, or VA Jumbo Purchase Loan (even more complicated, but we know how to make these work).

A pre-qualification is simply a discussion and possibly a credit pull, no documentation is required, and the person reviewing does not have nearly enough information to make a reliable decision of VA Loan Qualification.

Our Full VA Loan Approval process prior to finding a home or entering into a purchase agreement is the best solution.  We will fully Underwrite your income, assets and credit.  (IE we will underwrite you).  Then we will underwrite the property once you enter into a purchase contract.

The benefits of our Full VA Loan Approval are quicker closing, less stress, and a superior offer for the seller to review.

It is extra important to get fully Approved for your VA Loan or VA Jumbo Loan when you have experienced a Foreclosure, Bankruptcy, or Short Sale.   We can help you determine upfront if and when you will be ready to buy again.    We allow Veterans to qualify for VA Jumbo Loans as soon as 2 years after Bankruptcy and Foreclosure, 2 years after a delinquent Short Sale, and shorter timelines after a Short Sale that was not delinquent at the time of sale, or prior 12-24 months.   Call us direct to review your particulars,  as each case is truly unique and we can often help Veterans qualify that other Lenders have turned down.
