Why isn't my house selling? Staging in Burlington
Thinking of selling your home or helping an elderly relative sell theirs? Or maybe you've tried and its lingering on the market? Check out these suggestions from Janice Akrett. Important ideas and wise words of advice for all!
So often Sellers have trouble seeing their home as a product.
To them it is the perfect home. It is full of memories that color their vision with rose colored glasses.
The buyer has no rose colored glasses.
Selling a home is a competition and each home has to compete with the other homes on the market. This means if the buyer feels a home lacks something, they will move on to the next.
This is why Stagers aim to please the pickiest buyer... the 'move-in condition' buyer. They want to move in, put their things away and go to work settled in their new home.
Mr. & Mrs Move-in Condition do not want any projects.
So what could be keeping your house from selling?
Paint - do you have strong colors on your wall? Buyers like neutrals so they can bring any color of furnishings and settle in.
Appliances - are your appliances old or missing altogether? These days buyers expect to get the appliances with the house. They don't want to have to purchase them just after moving in.
Lighting - do all your light fixtures work? Are they 10 yrs out of style?
- is there lots of natural light or are those windows buried under layers of window treatments?
Flooring - look at your carpeting. Is it marked or showing traffic wear? How's the tile and grout? Does your hardwood look shiny and new?
Kitchen - are your cupboards in good shape? How old are the sink and taps? Could it use a new counter?
Bathroom - this is another room where the cabinetry and plumbing fixtures can make or break your sale.
Wallpaper - very few people use wallpaper in their homes. If you have wallpapered rooms it is time to strip it and paint.
That Negative Feature - this can be a window that looks into the neighbor's house. It can be that busy street. You need to show the buyers how to live with that feature comfortably. Show them the positives out weigh the negative.
Exterior Condition - peeling paint, over grown shrubs, weeds, broken lights or ruts in the asphalt driveway raise red flags for buyers.
Listen to the feedback about your house.
Invest in your home one more time.
