Pasadena CA - Daisy Villa Homes for Sale and Market Update 01.11.14
This is a summary of Daisy Villa homes for sale and neighborhood real estate market update for 2013 with a comparison to 2012. All statistical information is from our local multiple listing service(mls) as January 10, 2014.
The Daisy Villa neighborhood is located in northeast Pasadena zip code 91107. For purposes of this update the boundaries I am using are Sierra Madre Boulevard to the west and north as the street curves towards the city’s eastern border, the Eaton Wash and SCE right of way on the east and the Foothill(210) Freeway on the south.
The name Daisy Villa comes from two of the streets in the neighborhood: Daisy Avenue and Villa Street. Primarily single level, the homes were generally built from the 1920s to the 1970s on tree-lined streets in a variety of architectural styles.
The neighborhood is just steps away from multiple parks including the expansive Victory Park which is home to the weekly Farmers Market held each Saturday. There is an off-leash dog park at Vina Vieja Park on East Orange Grove Boulevard as well as two smaller neighborhood parks. Each January, the Rose Parade parade ends near Daisy Villa and the floats can be viewed up close near Sierra Madre and Washington boulevards for a day or two.
Shopping and dining options are very convenient to the neighborhood as is the Gold Line light rail station at Sierra Madre Villa and the previously mentioned Foothill(210) Freeway.
There are currently three Daisy Villa homes for sale ranging in price from $599,000(two bedrooms/one bath/approximately 1157 square feet) to $885,000(four bedrooms,three baths, expanded to approximately 1906 square feet). In 2013, there were 17 neighborhood homes sold ranging in sales price from $460,000 to $975,000 with an average sales price of $658,088(median sales price $610,000). The average price per square foot for the year was $400.00. The average sales price was 101.65% of average list price with over 70% selling in excess of list price.
During 2012, there were 20 mls transactions in the neighborhood. These ranged from $330,000 to $735,500 with an average sales price of $546,925(median $552,500). The average price per square foot was $348.03.
Inventory of Daisy Villa homes for sale was low in 2013 resulting in many properties selling with multiple offers and in excess of their list price. Buyers are very attracted to this area for its convenient location and neighborhood feel.
