The beautiful Village of Miami Shores continues to see improvement in home pricing values. A brief survey of closed sales from the Miami Realtor Association reveals home prices continue to improve.
Closed and recorded regular transactions from the 4th quarter of 2012, saw thirty one sales at a median price of $200.5 per square foot. The same 4th quarter in 2013, also recorded thirty one regular transactions with a higher median price per square foot of $236.10, indicated an overall improvement of 18% in market value.
Not every home’s value can be defined by a square foot price alone and it is important to understand the multitude of variables that can impact a home’s value.
Currently, in the month of January, 2014 there are sixty four homes available for purchase with a regular transaction at a median price of $259.9 per square foot. 
These sales do not reflect distressed sales in Miami Shores by either a Bank REO or a bank approved short sale. Those statistics for the same period also show increases in prices and are available by contacting me directly.
Now is certainly a great time to sell in Miami shores as prices continue to improve and lenders offer low rate mortgages for the near future.
