What Are Todays’ Buyers Looking For In A Home?

The following is a list of some of the things that are important to today’s buyer, not necessarily in any particular order.

 

 

Convenience to Work:

Living in a home which is a convenient commute to work is a priority for home buyers. A home that is a short distance to work can be a big plus as it enhances the balance between work and home life.

 

Convenience to amenities:

Coffee shops and grocery stores nearby are a definite plus for the home buyers.

 

Quality of public schools in the area:

School boundaries have a large impact on buyers decision to purchase a home. Younger buyers are also willing to pay more for quality schools in the area where they purchase a home.

 

Open Floor Plans:

Open floor plans are popular with today’s buyer. When the kitchen, family/living space and sometimes also the dining area are combined, family members can see and talk to one another. An open floor plan creates a feeling of space and easy living.

 

High Ceilings:

High ceilings are impressive and give a feeling of grandeur. Home with high ceilings also have more natural light. Their resale value is also better.

 

 

Bedroom on The Main Floor:

If the home is a two story home, buyers want a bedroom with a full bath on the main level for their elderly parents who live with them or even just visit.

 

Energy Efficient Homes:

Energy efficient homes help save money as they cost less to heat, cool and light the home. Buyers want to purchase homes with ceiling fans, energy star rated appliances and windows and also an energy star rating for the whole home.

 

A laundry room:

Today’s buyers want a separate laundry room even though in the past a separate laundry room was usually found in the higher priced homes only.

 

Smart Homes:

The younger Gen Y buyer wants a tech smart home more than they want a home with a curb appeal. What they want is to be able to operate their home from their cell phone. 

 

Sometimes home purchases are also influenced by having friends or family nearby.

Rekha~ Seems the buyers we are working with are all over the place. Some want to be closer to "town", work and amenities. Others want more land and don't want to be on top of their neighbors.

I'd add one more item:  Light.  Lots of sunlight.
Whether in Melbourne, FL or even here in Washington, DC...they want light.
