Market Report - Grand Lakes Homes for Sale January 14, 2014
Currently there are only 10 homes for sale in Grand Lakes with prices starting at $268,800 for 2,560 square feet up to $779,900 for 5,719 square feet. The median list price is $612,000 and the median days on the market are 80 days. The highest priced home I just showed above has been on the market for 157 days and this long period of time is unusual. My guess is the home is overpriced but I personally have not seen and have not done any analysis.

Inventory level of available homes in Grand Lakes is very low right now and I hope more homes come available during the early spring 2014. As we can see most of the homes are priced above $500,000. There are usually 40-50 homes for sale in this neighborhood at any given point in time but 2013 saw the entire year with low inventory levels. List prices have gone up and I would expect this trend to continue for most if not all of 2014. Selling prices have also risen.
The only way to evaluate any home's market price is for me to prepare a Comparative Market Analysis. The information I have provide is great for general trends but is certainly not geared for a specific home.
