Door Knocking A Lost Art

One my favorite ways to prospect is to get out and meet people right at their front door step.  Instead of farming a community I go out and introduce myself and let them know what I do.  The reactions are priceless.  People instantly respect me more for being willing to get out and find the business.

Now, I wouldn't suggest it for everyone. I have been trained by the best door knocker in the business-Bill Nasby.  It has to be a habit and practiced often in order to get results.  I had a baby a year ago so I haven't been able to door knock as often I would like.  The feeling is indescribable when you go out and take this business by the horns and turn into exactly what you want it to be.

Why knock on doors? Well it takes 15 calls for every 5 doors to generate a viable prospect.  Thats 3 times the amount of work.  Plus people don't have caller ID's at the door so they won't ignore you.  And, they respect you for not being just another annoying telemarketer calling them up at supper time.

I love it! Is there anyone else out there in the land of Real Estate who does?

Door knocking is not easy for me to do.  However, it lets people get to know you on a personal level.  Good job, Rebekah!

I'm assuming that you're door knocking in your own neighborhood?  To date, has it yielded any deals?  Do you leave them with something (your business card, a brochure, etc.)?  I'm impressed--good luck with this!

I'm  glad that  it works you thanks for the info also keep in mind that I have a great stated program for foreign nationals easy qualifying all customers need is a passport.

Dalia thanks for the comment...I door knock the neighborhoods I prefer to farm as well as most FSBOS in my area. Now obviously not all For sale By Owners are home so I call and schedule an appointment.

Rebekh,  I have knock doors in the past (another career).  But as a lender I could see some benefits of knocking again.

Absolutely! With so many lenders right now running for cover. Those who prove to be honest, hard working, and bold are going to set the standard as the economy picks up.  Can you imagine what a customer previous or potential prospect would say if you showed up at their door and they were just thinking about refinancing or purchasing a second home while the market is favoring the savy investor.  We are just people helping other people...in some cases we are even an answer to prayer.

Rebekah - I have to check out Bill Nasby. I did do Angel Tuckers Personality Profile almost two years ago which I found very helpful. And I haven't done boot camp yet either. Way to go Rebekah.  If I were thinking about selling my home which realtor would I want??...Hmm one that puts it in the MLS and hopes it gets sold, or one that "actively" looks and prospects for business?  Go get it!!!

Thanks Justin...You got it exactly.  Its about business and about creating the business. No one wants a passive salesman.  Well unless they're looking for a deal, but when it comes to selling their most expensive asset you can believe our customers want us to be aggressive.

 Great to see your Post! I also door knock and use the Nasby system. I did not get to see Nasby in person but i learned from his CD's, he has not come out my way yet, Exit is still small out here in OR(We are working hard to change that)

How long have you been door knocking, how many contacts do you make each day?

I have been door knocking for about 1 year. I had to put it on hold for a while because I had a young baby. But, I Door knock 2 days a week about 5 doors per day.  I find that it gives enough to work with since I am not only a full time realtor but also a full time mom of 3 boys. 

If you ever get a chance to see Nasby in person you must.  Not only are his door knocking techniques prices but he has such a way with putting ones goal and dreams into perspective.  Keep up the good work its not about selling Real Estate its about building relationships and helping people move.

Great job Rebekah.

I average 10 contacts an hour during the day.  When it gets past 5 in the afternoon, it goes slightly up.

If everyone was home, or came to the door, I think it would be 20+ contacts an hour.

When you say you hit 5 doors, you mean you go until you talk to 5 people right?

You Got it Justin...I do the same thing with my FISBO and Expired calls instead of just calling 10 each I have slots in my schedule and I don't stop calling until those slots are filled.
