New Homes in Avalon@PVB and Avalon South Jacksonville Beach, Florida

There hasn't been a new development within walking distance to the beach in Ponte Vedra Beach in years. So Avalon is a very welcome addition to the real estate market offering all of the latest trends in new home construction. While the community is not "per se" in the luxury tier of over $800,000, it does come close in terms of design and finishes. And if new at the beach is more of a priority for you, then do not pass Avalon by. Now is the time as these homes are selling quickly. Avalon is geographically split between St Johns County and Duval County east of A1A (see map below).

Avalon@PVB can be found if are heading north on A1A in Ponte Vedra Beach, just before the entrance to J.T. Butler Boulevard on the right side and just before the St. Johns County line. There is an obscure street known as Avenue C that you turn on to enter the neigbhorhood.  You will miss it if you are going too fast on A1A.  There is no signage indicating "Avalon is here"! Along Avenue C 8 new homes will be gracing the entrance. The photo above gives you an idea of a vacant cleared lot and the size of a new home on a similar lot already under construction.  Avenue C heading east T- intersects with Ocean Course Drive where some smart folks built their homes in the early 1990's. Ocean Course Drive dead ends on either side and does not lead out to the beach. The only way to get to the beach is to walk around the Ponte Vedra Inn and Club Ocean Course golf course as there is no public beach parking on Ponte Vedra Boulevard.

Avalon extends its reach just into Duval County on the east side of South Jacksonville Beach.  It's a little tricky getting into this area. SR A1A becomes known as 3rd Street in Jacksonville Beach and just past J.T. Butler Blvd you turn right on 37th Ave S and then turn right on Ponte Vedra Boulevard heading south on Ponte Vedra Boulevard to a street called Ponce de Leon.  There you turn right again and you will see all of the new construction occuring along 2nd Street South between 38th Ave South to 40th Avenue South.

Home prices are ranging from the low $500,000's to $800,000 and building is progressing rapidly.  Each home is a "Coastal" architectural style some with metal roofs and others with architectural shingles, porches, balconies,  two and tree car garages, 3 to 5 Bedrooms, with the predominant floor plan being two story.  The square foot 2740 sq ft to 3214 sq ft as reflected in the NorthEast Florida Multiple List System.  There are a variety of home builders to choose from with custom plans including Arthur Rutenberg Homes, Andy Reynolds Homes, Chessapeake Custom Builders, Ossi Development, Vintage Estate Homes, Corner Lot Custom Homes, and SH Designs.
