Market Report- Pine Mill Ranch January 2014
The Houston Association of Realtors MLS system is indicating there are only 34 homes available in Pine Mill Ranch which have a median list price of $112.76 per square foot with 28 being brand new homes being sold by the two builders. The prices range from a low of $198,000 for a 3 bedroom home to $555,880 for a five bedroom home with 4,968 sq. ft. of space. There are 15 homes today listed as being under contract with a median list price of $115.78 per square foot. Obviously prices have increased in Pine Mill Ranch as well as and in most of the Katy neighborhoods.

There are 3.2 months of supply available right now but these figures are fluid and change on a daily basis. Inventory level of homes in Pine Mill Ranch are very low but higher than it has been in recent months as new home builds have been recently placed on the market. As we can, see most of the homes are priced above $350,000. There are usually 40 or more homes available for sale in this neighborhood at any given point in time but 2013 saw the entire year with fairly low inventory levels. List prices have gone up and I would expect this trend to continue for most if not all of 2014.
