Seller Mistakes - Curry Can Kill The Sale of Your Home!
For the record, I love curry!!!
This is not a post about curry or food. This is about the smells/odors in a home that turn off buyers and prevent a home from selling. If a stinky home does sell, it will sell for substantially less than fair market value.
I listed a lovely home for sale. The evening I visited the sellers to go over the disclosures, they had just finished cooking a curry meal. When I walked in the front door the kitchen, dining room, and living room were filled with smoke, and a strong smoke and curry smell.
The sellers invited me in. Within seconds I started coughing. I could feel my throat tighten and I was challenged with breathing. No exaggeration!
I excused myself and went outside on the front porch to get some air. When I re-entered the house I asked if we could leave the front door open and perhaps open the dining room patio door to get a cross draft to help clear the smoke. Not a problem. After about 5 minutes the smoke cleared.
This was not an isolated curry-cooking meal thing. It was apparently a routine for the sellers. The house was listed slightly below market comps. There were many showings but no offers. The feedback was ... the house smells like curry. My clients are afraid they won't be able to get the smell out of the house.
I discussed the feedback with the seller. I was as gentle and delicate with the message as I could be. The seller did not take kindly to the feedback. His voice elevated as he proclaimed "I am not going to stop cooking in my house!"
I explained that no one expected them to stop cooking and eating in their home. I suggested perhaps that they ensure more ventilation and to air out the house after cooking. He said he would do that.
We lowered the price to trigger more interest. Many who had already seen the home returned. No offers. The feedback was the house smells.
We lowered the price. Not selling was not an option. The sellers had to sell because they were moving out of the country.
The house finally did sell for $50,000 under fair market with comps to support it.
To all home sellers: If you have a stinky house (any kind of stink will do) it is a sure bet that your home won't sell or it will cost you a lot of money for failing to eliminate all stinky odors.
