Selling a Rental Home That is Occupied by a Tenant in Sacramento

It's certainly easier for a Sacramento buyer's agent to show a vacant home over occupied premises, but four bare walls and a window can be kind of boring. I know there are agents who don't want to make appointments to show homes, and they would prefer it if all homes were vacant, so they never had to worry about being on time or adhering to a schedule, but that's just not possible.

I try to accommodate buyer's agents as much as possible. Sometimes, this means giving agents a window of time during which they can show without an appointment. You see those listings where it says to call the listing agent to show, and you may as well hang on a sign on the house that says no buyer's agents need to bother with this listing because the listing agent intends to find her own buyer.

Elizabeth: You certainly have a much better chance of selling your home if you make showings easy. If I were living in it, I would make it available at all times (except, let's say, after dark). When someone shows up, just leave. Tenants? That's tough because they need 24 or 48 hours notice generally. The owner should move them out.

Hi Hella: If you treat tenants (as I have discussed in the link to my personal blog) they generally don't require nor demand 24 to 48 hours.

I know how it is a catch 22 with showing occupied properties. They show better with furniture but it can be a hassle to get in.  Usually a seller who is serious about selling their house will accommodate a buyers agent any way the can -and- a buyer who is serious about purchasing the property will be alright waiting the 24-48 hours to see the home.

Elizabeth,  I agree with you, we need to be respectful that this is the tenants home and treating people with respect and kindness goes a long way.

Hi Donny: I don't care if the home is occupied or not. If it's a good fit for my buyer, that's all that matters.

Hi Mary: I am certain that one of the reasons you are so successful in real estate is because you are a genuinely kind person who never has to stop and wonder if she's being kind because it's just in your nature to do so.
