Mistakes a Seller Makes 2014

 

One of the mistakes that I see Sellers make is refusing to leave with their pets while buyers are looking at their home. Sellers! This makes buyers very nervous and they will not feel comfortable.

 

Buyers need to be able to picture their furnishings in your home. They need to be able to open all cupboards and closets. If they are opening your medicine cabinet while you stand directly behind them and they can see you in the medicine cabinet mirror...it's an automatically a deal killer.

 

I took buyers to a home this summer where the owner was taking care of his toddler and two great big dogs! They were friendly animals but the buyers were very cautious keeping an eye on the animals just in case. This means they are not concentrating on your home which YOU ARE TRYING TO SELL!

 

If you are hovering and trailing the buyers in efforts of trying "sell" your home to the buyers; they will not be able to concentrate on their mental vision of living in your home. Give up! You are not helping you are hindering the sell of your home.

Sometimes, you just go with it, and realize there is a buyer for every type of property.  I am sure the dog and toddler hindered this buyer, but what is to say that the buyer would have bought without the dog and toddler.  I have seen when someone wants something, nothing can get in the way. A

“DOG” is one of the biggest turn off for buyers. So seller must make sure to take their pet outside before the buyer arrives.

Hi, Sussie...my post is going to be on this same issue. I had a seller that would follow buyers throughout his house and point out all the great features of his pre hud singlewide mobile home. I never did get that sold. It's since been foreclosed on.

Sussie,  Sellers not leaving the house may well be at the top of the turn off list and things sellers do that hinder the sale of their home. At a minimum, they need to step outside - take a walk - just disappear until the buyers are finished looking.

Yes that is a bad mistake. Sellers are hurting themselves by not allowing their homes to be shown unencumbered.

Dawn ... Thanks! I got tired of trying not to post anyone Elsie's pictures. So now I take pictures of things that interest me and post those instead.

Alexandra ... the toddler was not to bad. That is until the dad decided to change it's diaper on the living room floor. I really felt bad for the guy. His wife was not there and he was dressed in military digs. I am sure there was more to that story but I wasn't going to start any other dialogues with the owner.

Eric ... the dog was one of those that is mark definitely not friendly. He was but it was just the thought.

Tom... Oh yeah they were totally uncomfortable. You could tell they did not even want to go into the bedrooms and kept looking back at the owner for permission.

Debbie... This guy was not that bad but it hindered the seller. I have had those that shadowed the buyers. This guy was not too bad.

Kathleen.... Yes he could have left.

Debbie ... it does hurt the sale of the house. I think that place is still for sale too!

Yep...leaving is the best bet and if you are able, take your pets with you.  That's the absolute best way to guarantee that buyers won't feel uncomfortable while viewing the home.

Brenda ... This comment reminds me of my next post about pets. Hope you are doing good. I wanted to go to Luling this weekend. However, I had clients come out of the walls everyone wanted to see homes this weekend since the days have been nice.

I am ready to come to SA to see the sites. I have not been there in years. It's way past time to come by for a visit.
