Want to buy a home, & know little to nothing about the process?

Have you always wanted to buy a new home? Do you know what any of the requirements are for FHA, Conventional, or VA Loans are? Did you know there are First Time Home Clubs with First Niagara, and M & T Bank, that match your dollar two to one?

The home purchasing process can be confusing and time consuming. Here are a few hints that will help to get the process to move in the right direction.

  1. Get Pre-Approved – The reason is you won’t be taken serious with an offer till it has Bank backing, honestly most sellers won’t even listen to the offer so get pre-approved with a Bank, Mortgage Lender or FCU in your area. Be honest and make sure the Bank is working for you, you’re about to make a very large investment in them. Make sure you feel comfortable with how they are handling things, and make sure to shop around and see what they offer.
  2. Get an Agent – Honestly of course I’m going to suggest this, but again find someone you’ll feel comfortable working with, they should be on their toes and getting the job done for you, after the sale goes through make sure they are there to help with the bank and attorneys to get your deal closed as quickly as possible.
  3. Be Patient – While you may love the first home you see, that doesn’t always mean it’s the one!!!! Look at homes and ask questions from your Realtor. They should be able to answer some questions and provide you with a good idea of what the taxes should be in the area you’re looking.
  4. Don’t be afraid, Just cause a contract can go in on a home means very little, the purchaser can walk away without penalty during most of the contract, Including after a property inspection. You do not pay closing cost in most cases  until 40-70 days after the original contract. And if a home isn’t up to snuff then you’ll only be out the 300-500 dollars for inspection.

Finally if  you ask the Realtor to do something and they say they’ll get back to you. Then make sure they do within 24 Hours, remember in a busy market that home you liked may be gone a day later.
